Greetings!
Welcome to " Knowing Your Home.' These 'Wet Zones' areas of homes are the spaces where we as home inspectors find the most problems: From leaky pipes to toilets and to shower/tub surrounds that leak behind the tile, causing mould and rot to the structure of your home. These are major problems but with a little home maintenance and "TLC" these problems can be for the most part alleviated. Read more below. I enjoy staying connected with you and I trust you find our newsletter beneficial. Please pass it on to a friend, family member or associate who may benefit. By doing so you could win a Fire Extinguisher ( see offer below).
Sincerely,
Peter

Quick Tip: Using the Furnace in the Summer |
A reminder to clean or replace your furnace filter. A clean filter will increase the efficiency of your furnace.
Also during those hot periods of the Summer you may want to turn on the furnace fan to help circulate the air to keep your home cooler and reduce humidity build up during these times.

The Wet Zones:
Bathrooms, Laundry Rooms and Kitchens
|
We have all experienced in our lifetime a toilet overflowing or a sink drain leaking causing water to pour all over your floor in the bathroom or the kitchen. This can cause major damage to not only the floor but if you have ceilings below, the water can cause issues there. There are some simple steps to take to limit the damage of a water escape: 1. Caulk the floor perimeter of the entire room including under the cabinets. 2. Seal the grout if the floor is ceramic tile. 3. Do not use laminate flooring in a kitchen, laundry or bathroom. Click to download the full article for more on what to look for in other areas of concern (Showers, Tubs, Sink Drains and Laundry Rooms).

Buyer Inspection
|
This is the service which the majority of home buyers request. It involves a home tour or walk-through, a written report and ongoing telephone and email support. The home walk-through involves explanation of everything I have observed during the inspection; putting that information into perspective; what to expect for the next few years; and answering any questions that you might have. I strongly recommend this inspection be listed in the buyer's 'subjects to sale' when making any offers on real estate. Our full inspection looks at the major components of the home such as: Roof, Foundation, Structure, Electrical, Plumbing and Heating systems. Hansen Home Inspections Ltd. is a licensed professional home inspection firm in North Vancouver, BC. We serve buyers, sellers and those maintaining their homes in the North Shore and Metro Vancouver areas. If you would like to discuss my services please do not hesitate to contact me at your convenience.
