Winter weather is here. It may only get worse as the new year approaches. This month I focus on having your roof prepared for the winter season.

Quick Tips for the Holiday Season
Every year during the Holiday Season house fires are caused by accidents or careless use of lights, trees or candles. I responded to these for the 31 years I was a fire fighter and it was always devastating for the families involved.

Outdoor Lights:  Use Canadian Standards Association (CSA) approved lights, cords, plugs and sockets that are marked for outdoor use or wet locations.

Christmas Trees:  Keep your tree at least three feet away from heat vents, baseboards and fireplaces and ensure your artificial tree is not flammable.

Around the House:  Be very careful with candles; use flameless candles or tea lights in votives. Ensure that they are out prior to retiring for the night and keep out of reach of children.  Do not burn Xmas wrap in the fireplace. Recycle or reuse.

Do's & Don'ts of Roof Maintenance
Roof Inspections - Read full articleIs your roof prepared for a stormy & snowy winter?  Your roof is the most important element of your Building Envelope and it is also the least maintained due to access issues. It is very easy to forget about your roof because it is not something that we see everyday as we enter and leave our home. Your roof is exposed directly to all manners of stress such as Wind, Rain, Snow, Ice and differences in temperature and all of these can cause the roof system to fail or degrade.

Here are some 'Do's & Don'ts' of Roof Maintenance:
  • Do perform inspections at least twice a year, preferably at the end of winter and right after summer, when roofs have passed through the periods of severest stress.
  • Do be advised that flashings, gum pans and all other roof penetrations are the source of most leaks. Pay extreme and careful attention to these items.
  • Don't allow traffic on your roof unless accompanied by your informed maintenance person.
  • Don't allow equipment servicemen to penetrate your roof without being certain that qualified personnel flash the penetrations.

Pre-Listing Inspection by Seller

This inspection is popular with vendors who want to minimize their stress during the selling process of their home. If you are fully aware of the homes condition prior to listing the property the selling process is much smoother and less stressful.

Vendors and realtors are often surprised by the home inspector's findings and this sometimes jeopardises the sale of the home. These findings are often small maintenance issues that can be easily corrected by the vendor prior to listing the home.

The stress can be minimized or removed altogether if the vendor had a Pre-Listing inspection performed on the home and corrected the defects found. Another option is to reduce the asking price based on the homes condition.

These inspections can be customized for the vendor with a full or partial inspection performed. The partial inspection for a reduced price from our full inspection just looks at the major components of the home such as: Roof, Foundation, Structure, Electrical, Plumbing and Heating systems.
