Calculating Lost Damages
 
Berntson Porter & Company is pleased to have assisted a real estate developer (owner) prepare a construction delay claim. The owner hired a contractor to construct a large multi-story condominium complex. Unfortunately for the owner, the contractor completed the project six months behind schedule resulting in lost sales and additional costs. The owner's legal counsel engaged us to determine the damages suffered.
 
Result#1: Based on the analysis of the construction contract and project documents, we calculated damages to be in excess of $1.1 million. We provided our client and legal counsel with a report on the damages which was used to successfully settle the case in our client's favor.

Providing Credibility and Transparency to Potential Investors
Our Business Transition and Valuation department was approached by the management of a local winery who wanted to expand operations into California. We had previously completed a successful project for them, and now the owner wanted us to calculate a value for the business based on management's expectations of future earnings and cash flows, assuming investors provide new equity.
 
Result #2: We prepared an analysis and valuation model of future cash flows available to all owners assuming new outside investors. The sophisticated model included income statements, cash flow statements and balance sheets. The model integrated all statements together including the effect of debt, fixed asset additions and depreciation. Its design shows the reader how the entire financial process flows together. We also calculated various financial ratios to ensure management's expectations were in line with historical and industry ratios. Our thorough calculations were combined with an independent viewpoint and professional analysis. The result offered credibility and transparency to potential investors in their independent analysis and decision-making process. Management is now in the process of moving into the next stage of business expansion.
