myself and my firm to those of you whom I have not had the pleasure of meeting.

Visualizing the Concept

It is quick and easy to get a preview of the facility that you are thinking of.  This is a computer model of a multistory climate controlled building, flanked by rows of drive-ups. Municipalities and investors prefer multiple views, colors and materials to make good decisions.  We have the specialized software and skills to put a concept in your hands literally overnight if that's what it takes. 
 
As the project gets closer to reality, so do our illustrations.  The "artwork" is the foundation for the working plans and refinement continues until the building is complete.
 
Meaningful Feasibility
As Self Storage experts, we find too often that owners depend on feasibilities and market studies that overlook design and configuration.  Self storage is often excluded by zoning and therefore good candidate parcels are skipped over by developers.  Limits on size, parking and drive up units also tend to steer developers wrong.  We find that creative negotiating leads to facilities in places where they are excluded and more often,  it leads to sites that are not underutilized. 
 
For example, a three story storage facility can easily look like a two story, but it takes a delicate discussion and often a concept drawing to sway the municipality.  This is a simple example of why the designer must be involved while in the early stages of determining a site's capacity. 
 
Together with our clients, we take the team approach with the realtor, civil engineer, market analyst and city planners.  This method leads to better decision making and better facilities for the community and the owner.

Mike Pizzola, Site and Landscape Specialist,  is a major asset to our team at Designhaus.  He has over a decade of site design and coordination experience.  As a part of the design team, the goals of the architect are always integral to the goals of the site planning.  Intricate regulations concerning water management, setbacks, road construction, site lighting and landscaping can give a good idea many headaches.  Mike's time "on the boards" keeps the vision of the development moving on the right path and more importantly unimpeded by costly design changes.
