Greetings!   

   

 We moved to Mangrove Realty Associates Inc.  This move allows us to provide even stronger and more focused service based on your needs!  Our experience with Prudential Palms was one of the best.  We are grateful for the support and service that they provided both for us and our customers!  We leave with good feelings towards that team!

 

     Our move allows us to become "single agents" instead of "transaction brokers" that we were up to this point.    Let us explain.... 

 

This is beneficial to you!  In Florida, Brokers are not allowed to represent both a buyer and a seller within the same transaction.  Since agents work for the broker, two agents under the same broker could not represent both sides of the sale; one representing the buyer and the other the seller.   

  

The transaction broker model allows agents/brokers to manage both sides of the equation but from the "transaction" point of view.  This role allows the agent or broker to provide limited representation to a buyer or a seller, or both in a real estate transaction.  Limited representation allows the agent/broker to facilitate a real estate transaction by working with the buyer or seller equally.

 

Since large Brokers have many listings it just makes sense for them to set up shop under the Transaction Broker model.   We, in no way, are critical of that model but our approach is to provide you with the best possible service!  Many of the large Brokerage houses in Florida operate under this model.

 

With the Single Agency approach, we work directly for you and only for you!  In "real estate talk", a single agency approach allows us to establish a fiduciary relationship with you.  This means that our loyalty is to you and not just the transaction. 

 

We have looked at this long and hard before we made the move.  Loyalty is foremost in our hearts.  We know that this new model is best for our customers.  Our business model is superior customer service - nothing less!  When you seek out a professional for Real Estate Services, it isn't really the Broker that is important. The individual Real Estate Agents are the ones that will provide the necessary services, leverage the required tools and in the end help you find the home of your dreams or sell your current property.  Team Renick is prepared to do just that.  Our goal is to exceed your expectations!  Anything short of that, we have failed.  We will work very hard to ensure that doesn't happen.

We continue to hear that baby boomers are the fastest going demographic group in the USA.  The stock market continues to fluctuate wildly.  Social Security uncertainty is constantly in the news.  If retirement is already here, at your door step or right around the corner, the Home Equity Conversion Mortgage "HECM", otherwise known as the "Reverse Mortgage" is a viable mortgage product alternative used to unlock equity from a home to produce monthly income or lump sum cash for seniors, 62 year old or older.

 

The amount of monthly income or cash received is based on the appraised value of the home.  This mortgage loan is FHA insured and keeps your home safe by leaving the deed in your name allowing the senior to live in the property mortgage payment free for the rest of their life. The borrower's monthly cash flow is preserved because there is no principal and interest payment due on a monthly basis. However, the borrower is still responsible for annual real estate taxes and home owner's insurance and monthly maintenance fee (if applicable). 

 

The payout options available on this product include one lump sum payout, monthly payments, credit lines or a combination. The loan has no minimum credit score requirement but must be the borrower's primary residence.  This loan has no recourse to the borrower or their heirs if the HECM loan balance exceeds the home's value at maturity as long as the borrower or their estate sells the property to pay off the debt. If the borrower or their estate wants to retain the property, the balance of the loan must be paid in full and any remaining equity belongs to the borrower or their estate.

White House Weights Mass Refinance Plan

     

The White House is considering a housing proposal that would allow millions of homeowners with government-backed mortgages to refinance into lower interest rates, The New York Times reports. 

     

Many homeowners have been unable to take advantage of today's low interest rates - which are averaging around 4 percent - because they don't qualify for refinancing at the best rates since they owe more on their home than it is currently worth or because of poor credit.

     

The White House is also considering other options to try to stimulate the housing market or save homeowners from foreclosure. Such options include more changes to its refinancing programs so more homeowners can participate or a home rental program to that would rent out foreclosures instead of putting them for sale so foreclosures would stop weighing down overall home prices.
