As summer winds down it looks to us that Sarasota and her surrounding island's real estate market are definitely in a recovery mode and inventory is at the lowest levels we have seen in years.
Sarasota County recorded 728 transactions during the month of June, marking the fourth month in the last 12 that sales exceeded the 700 level. In addition, the median sales price for single family homes hit the highest level since last June, and total inventory of available properties dropped to the lowest level in more than a decade, which could spur stronger competition for homes and condos.
The charts below showing Sarasota and Manatee County real estate activity tell the tale.

Get off the 30 year fixed!
Don Bartolomucci Southeast Regional Manager Mortgage Network, Inc · 407.341.1114 I am generally a strong proponent of 30 year Fixed Rate Mortgages; it is the safest play for life's uncertainties, and the need for tax breaks well into retirement is more important than most borrowers can foresee. But, when the Interest Rate Spreads are as wide as they are today between the 20 year, 15 year and 10 year loans, I would be silly not to mention these options. The spread between a 30 yr fixed rate and a 10 year fixed rate can be as much as .75% in rate. Now is the perfect time to run an analysis comparing different loans by calculating the interest paid over the life of the loan and compare it against more than one product. Have a mortgage professional prepare this analysis and show the differences between multiple loan scenarios before making a final decision on your mortgage. Although fixed rate mortgages carry the least risk and it is ways prudent to run these numbers against 5 year, 7 year and/or 10 year Adjustable Rate Mortgages. Even though there is inherent risk of rate changes in the later years with these loans, not everyone's long term goals, job expectations and family considerations fit the fixed rate loan profile. In every case, regardless of the type of mortgage chosen, there is substitution for plenty of reserves, a retirement plan, and a solid employment future. |
