Keeping Project Costs in line with your Budget
 
If you've ever gone over a budget in your life, you are not alone.  It has to be one of the most frustrating experiences especially in the wake of the economic conditions we've experienced.   This past Christmas, we surprised our children with a golden retriever puppy after researching what kind of expense and care goes into owning a pet. To our surprise, we learned he had a congenital intestinal problem and needed surgery just two short weeks after we brought him home.  Animal surgery, veterinary bills, medications and more seemed never ending for those first two months.   Luckily, our pup, Charlie, is on the mend and fitting into our family nicely.  Some things are just unforeseen but it doesn't have to be that way in remodeling.  Budgeting is essential for a smooth, successful outcome but if your project is in the wrong hands, it could be costly.
 
As a homeowner embarks on a renovation, at times, the process goes from the evolution of design drawings to construction plans and then getting a bid. Sometimes, the word budget is only introduced in that final stage - the bidding process.  The worst outcome is when the project is awarded to a contractor who gives a very low bid in hopes to win the job and then introduces change orders along the way to make up the difference and claim a profit.   Nine out of 10 times, the final cost of the project is what the reputable contractors estimated in the beginning.
 
There is an alternative project delivery system called design-build.  Design-Build enhances the coordination between architects and contractors who work together as a team from the start.  Efficiencies are created in both cost and time and there is complete continuity throughout.  The homeowner, designer and contractor are in constant communication about design changes, budget, selections and more.  It is a seamless process that eliminates the headache and expense of going over budget.
