At this point you have probably heard the news that houses are selling! Since real estate is local, I thought we should look at what is selling in the Twin Cities.
Not surprisingly, "lender mediated" homes are selling like hot cakes. In fact, 58.8% of sales in the first quarter were lender mediated.
Over the last twelve months the concentration of sales has been at the $350,000 and below price point. Specifically, 84.8% of the sales were homes priced $350,000 or below and 47.6% were priced $190,000 or below!
On the other hand, the sale of condominiums, town homes, and new construction is down from last year. Over the last twelve months condo sales are down 17.4%, town home sales are down 7.8% whereas single family home sales are up 12.2% New construction sales are also significantly down by 28.6%.
The bottom line on recent sales activity is previously owned single family homes priced under $350,000 are selling quickly.

Restaurant Suggestions
This month I wanted to go to the other side of the river, but I got side-tracked at one of my favorite places in Minneapolis. No offense to St. Paul, I will cross over very soon!
Town Talk Diner is classic and unique all in the same place. This restaurant puts a very fun spin on "diner food". The pulled pork sandwhich is one of the best around. If you are a cheese curd fan, they do them with style. I love their unique salads and they can also go "high brow". They have nightly specials that include surf 'n turf, steak and seafood entrees.
Town Talk also has a fantastic selection of craft beers, home-grown cocktails and the BEST adult ice cream drinks around. Try the "John Coltrane" and "Monkey Business" you won't be disappointed.
Town Talk has a classic dining counter and adjacent dining room with enough tables for a busy Friday night. My recommendation for your first trip is to definitely sit at the counter. The bartenders and owner are playful and entertaining. Also, you will most likely get a free sample of some of those scrumptous ice cream drinks! Enjoy.
Town Talk is located at 2707 1/2 East Lake (just east of Hiawatha Avenue). Use the valet, parking is hit and miss.
