Prime London Residential Outpaces Recovery

Over Last 28 Months House Prices Have Risen By 35%  

Rents Are Up Again 4.3% (Q2:London) 

There are not many economic bright spots around at the moment, but once again prime London residential real estate basks warmly in the sunshine.

New data shows that prime London residential prices have dramatically outperformed the two main market recoveries during the past 20 years.  

 

The 35% increase in prime house prices over the last 28 months comparesLondon: Big Ben exceptionally well with the 24% increase after the July 1992 rally and 13% increase following the June 2003 recovery.

mother & daughterThe forecast by KF states that prices are already up by 8% so far this year and will probably hit double-digits before the year end, followed by a 6% increase next year.

Further data shows that Asian investors bought 60% of new build properties between November 2010 and April 2011.

Q2 data from JLL shows that strong overseas demand linked to the weakness of Sterling and driven by "a severe lack of properties" saw prices rise by 3.1% and rents increase by a further 4.3% over the same period.

6 out of 10 Londoner's will be living in rented accommodation within the next decade, the lowest homeownership since the 1980's.

With the financial turmoil in the markets it is hard to find a safe haven to preserve wealth, let alone to secure a decent return.  Seldom have investment conditions for prime London residential real estate been so good as they are today.

Landlords Turn Tough On Assignee Renewals
Inflation, The London Olympics & Stock Shortages Make Their Mark
UK inflation rose 4.5% (CPI) in July. However the all important Retail Price Index (RPI) for rental property hit 5.2%.

Not a good omen for corporate tenants.  Many Landlords are now insisting on renewals being not variable but fixed at a straight increase of 8% of the passing rent, regardless of the actual RPI numbers.

As reported previously, Prime London rents have risen by 16.3% over the last 12 months (July '10 - June '11) and rents are forecast to rise by a further 5%-10% during the s remainder of 2011.

Landlords fear of long lettings being diminished by the effects of inflation are protecting themselves by keeping rents high.

And the supply of long term corporate housing is actually decreasing (down 18% in London alone on this time last year).

Demand
however is increasing. And with the average age of the first time British home buyer being 37, there is plenty more competition in the rental sector which hasn't been seen at this level since the swinging '60's!

Professional tenantsWith the coming of the London Olympics 2012, supply will just get tighter running up to next summer. So we expect that rents may peak artificially high over this period.

Landlords do not in real life take a short term view; however they do look to maximise their longer term opportunities, so expect high rent increase renewal levels to be around for a while.

Demand For Corporate Serviced Apartments Increases
Shorter Term Flexible Assignments Grow In Popularity
HSG Relocation has seen an increase of 31% on this time last year, in the booking of short-term serviced apartments for clients.

London serviced apartmentIncreasing core housing costs combined with greater Global flexibility in working practices and the uncertainty of international economic stability, has led to more firms to opt for this much more expensive, but highly flexible alternative as part of their relocation policy.

On balance short-term corporate housing is 30-50% higher than standard longer term lettings (in the UK this means 6 months or longer).

Many firms will take short term housing for a limited period when assignees arrive, usually for 2-8 weeks, whilst permanent longer term housing is being secured.
