Energy $mart Communities Newsletter
February 2009
Greetings from your E$C Coordinator, Diana Pangestu:

This past January went by like a storm, from planning workshops and sustainability fairs, to presenting PV Incentives, to meeting with new contractor partners.  This month will be more trainings, workshops on NYSERDA incentives, and partnership initiatives.  As we move along in the year, keep an eye out for a more thematic style newsletter and a forthcoming website.   As always, your E$C Coordinator invites  comments, inquiries, and suggestions.

The Energy $mart Communities Newsletter disseminates information on NYSERDA programs and incentives, energy efficiency projects, contractor and building owner trainings, and partner news and events.

A Look at NYSERDA's Incentives
NYSERDA programs are available for home owners, multifamily buildings, commercial and industrial facilities, small business owners, schools, and more.

Installer

The incentive we're highlighting this month is the Energy Audit Program.  The Energy Audit Program is available to non-profits, small businesses, and other non-residential facilities with less than $75,000 in annual electric bills, who pay into the Systems Benefits Charge or serviced by Con Edison, NYSEG, Orange and Rockland, and Rochester Gas and Electric.  This program provides simple walk-through audits to help owners and tenants make informed energy decisions and implement energy-efficiency strategies.

Audit costs vary, depending on the customer's annual electrical bills:
If the customer has annual electric bills of less than $25,000, the audit fee is $100.  If the bills are between $25-$75,000, the audit fee is $400.  Audit fees are refundable if audit-recommended measures up to the cost of the audit are implemented.

Audits help identify economically viable improvements that yield substantial annual energy savings.  If you are interested in the Energy Audit Program, fill out an energy application online

Assistance is available to help cover the costs of the audit through various community groups.  To get more information on resources for your small business or facility, contact your local E$C Coordinator.

Spotlight on one of our Partners: The Superintendents Technical Association
STA

Superintendents Technical Association (STA): Promoting excellence in multifamily apartment building maintenance through education and training and public information.

The Superintendents Technical Association was founded in 1998 in part to help educate people about the building in which they live. Education is the foremost goal of the STA; the STA has classes on a monthly basis with guest speakers from all aspects of building technical expertise. Some topics in the past have been on Preventative Maintenance, Boiler Upkeep and Repair, promoting green with energy saving lighting, to tenant/shareholder interaction. The Superintendents Technical Association is not only for Superintendents, they also have Board Presidents, Property Managers and people who reside in buildings throughout New York and other states. They also have a new section in the organization reserved strictly for Porters, Door Personal and Handyman looking to educate themselves and interact with their peers.

In closing, the STA is for everyone not just for building workers. The mission statement sums up the organization.  Please visit the website www.nycsta.org and browse through the pages. If you or anyone in your building would like to attend any of the meetings check the site for details.

The Energy $mart Communities Program creates networks of organizations and agencies that contribute to energy-focused neighborhood projects. The program shares economic, environmental and social benefits through energy efficiency and the diversifying of energy resources.
Project of the Month: Markham Gardens
Markham Gardens

Project Name:  Markham Gardens
Client: The Markham Gardens Development Team is comprised of Neighborhood Housing Services of Staten Island, Inc., The Domain Companies and The Arker Companies
Architect: DHK Architects
Green Building Consultant: Steven Winter Associates
Size: 290 units
LEED Level: Silver

Markham Gardens is a redevelopment project located in Staten Island.  The development will be designed to achieve Leadership in Energy and Environmental Design Certification from the U.S. Green Building Council.  NYSERDA has provided a grant of $515,000 to make sure that the development is fully energy efficient.  The mixture of rental apartments and for-sale houses at Markham Gardens will feature durable and low-emitting finishes, ultra low flow faucets and  showerheads, native species landscaping and shading of hardscapes, and a host of ENERGY STAR qualified products including efficient boilers, lighting, appliances, and windows.

The redevelopment plan for Markham Gardens is the product of years of communication between the community and NYC Dept of Housing Preservation and Development/New York City Housing Authority, and of a comprehensive community outreach effort by the development team. The redevelopment plan for Markham calls for the creation of a sustainable mixed-income community of rental apartments and for-sale homes.  The new community will include 240 mixed-income rental units, 25 two-family homes for moderate-income families, multiple parks and outdoor seating areas with extensive landscaping and a 6,000 square foot recreational center including an indoor basketball court, exercise facility, computer center and classrooms.  There are approximately 3 months left for construction completion.  Full lease-up and sell-out of the project is expected to be complete by April, 2009.

Energy Tip!
Air Sealing - a top choice for energy efficiency

Keep the warm air in and the cold air out by adding insulation, caulking and weatherstipping around doors, windows, outlets and any area that can let the cold air in and the warm air out. For as low as $5-$15 for weatherstripping products, these measures demonstrate a very good energy savings potential.
