The month of June brought out many buyers. Just take a look at how many "Pendings" we have below that are scheduled to close this month. There are so many positives.... interest rates are 6.5% for a 30 year fixed and 6% for a 15 year fixed rate. What a deal compared to what I paid for my first fixed rate of 16.25% for a 30 year mortgage back in the 80's. There are many buyers with good credit that are still able to get 100% financing through FHA. Remember: It is my advise not to save 10% at the retail shops if you open a new credit card. Even if you never use a credit card again or if you pay the credit card off monthly, JUST BY SAYING YES TO THE RETAILER THAT YOU WOULD LIKE TO OPEN THEIR CREDIT CARD, guess what happens? Your credit score drops by about 30 points. That is a bad thing, especially when you are wanting to apply for a home loan. A drop in your credit score by 30 points can reduce the amount the lender will lend you by thousands of dollars. Just say "NO" when a retailer asks if you would like to open a credit card today to save 10% on your purchases.
The figures reported to our local Multiple Listing Service showed a total of 61 homes sold in June.
I often get asked, "How long does it take to sell a home?" Here are some facts.
FACT: The average days on market through our Multiple Listing Service for the month of June is 126.
FACT: The average Days on Market for the sellers that I've helped since January is 99.
FACT: The average that sellers have changed their price from asking price to selling price in the Multiple Listing as reported in June is 95%
FACT: Of the sellers that I have helped so far this year......The average that sellers have changed their price from asking price to selling price is 97%

The New Vision Of Retirement |

Over the years the vision of retirement has hanged. The AARP Working in Retirement study found that when older workers were asked what their personal definition of retirement was, they reported the following things were somewhat or very important:
- 78% said spending more time with their family friends.
- 73% said having a chance to relax.
- 73% said having time to have more fun.
- 72% said receiving retirement benefits from Social Security of pension payments.
- 72% said having a chance to do things they never had time for before.
- 67% said having a chance to travel.
- 57% said doing volunteer work.
- 56% said slowing down and working less.
- 53% said working for enjoyment.
- 48% said a chance to stop working for pay completely.
- 42% said having to do some kind of work to help pay bills.
- 28% said having a chance to leave their main career to try a different kind of work.

Searching For Your New Home
O.K., you've decided it's time to find that new home for your family. Off to the "open houses" you go every weekend! Evenings are now spent driving around the community trying to locate that one home that says, "Buy me, I'm the one!"
Depending upon your personality, as well as the amount of time you can spare, searching for a new home can either be very exciting or very tedious. Unless you know the neighborhoods extremely well and the average home prices in those neighborhoods just as well, prepare to do a fair amount of "wheel-spinning" if you go it entirely alone in the search for your new home.
Many people go it alone in their new home search because they fear a salesperson will demand too much of their time. But that shouldn't be the case with an efficient salesperson. You might be surprised at the amount of time you'll actually save! Remember, the salesperson's livelihood depends on narrowing the focus on homes in your price range and with features you desire.
Go ahead and do some searching on your own, but don't hesitate to ask a trusted real estate professional for help or advise when you need it. It could end up saving you a lot of time and trouble. |
