May Get Your PHX: Haven Boutique
The goal of Get Your PHX is to show up, en masse, to support those who pioneer new restaurants, stores, bars and event spaces. We want to provide them a boost as they put their sweat, tears and wealth on the line to make life great downtown. Plus, we want to provide a chance for you to meet others like you, who want to get the most out of Phoenix.
Special thanks to Amanda and Corrianne Sizemore for hosting our April event at Treehouse Bakery. From what we hear, lots of folks in the neighboring FQ Story neighborhood are excited to know that they now have a local community bakery to call their own.
Before you know it, there will be an Urban Outfitters next door. Just kidding.
In June we are celebrating one business on McDowell and central that is actually locally owned: Haven Boutique. Anna Kuttner always had a dream to have her own little shop and Downtown Phoenix had been calling her for years. She loved the look and feel of the historic district offset with the modern backdrop of the Phoenix downtown skyline.
Haven Boutique is set in a 1948 home in the historic Willo District. It is filled with an eclectic mix of old and new and leans towards a coastal vibe. Sunday and Monday when the store is closed Anna is on the hunt for new treasures to fill the space.
She never stops making connections with local artisans and will continue to showcase their wares in the store. "I want to support each other to ensure the success of the small business owner." "We can only survive in this world by helping each other."
Please stay tuned for updates on our food and drink sponsor for this event! Plus, enjoy 10% off all items in the store just for this event and we will be hosting a free raffle for one special store item, to be announced later.
Keep an eye on our Facebook Fan Page for updates. As you know, there are always surprises.
May Get Your PHX Thursday, May 24th from 5:30 to 7:30pm. 133 West McDowell Rd

In Other Market News...
In Summary Builders are building at a furious pace to keep up with demand. Investors have bought up much of the existing stock, but I suspect more will come on soon. That's just Econ 101. If you have been putting off a short sale in CenPho, now is the time to consider making a move. Three reasons: (1) Every nice house I see right now has multiple offers, with most above asking price. (2) Lenders are getting much faster at closing them and helping you to move on with your life. (3) You are running out of time if you want to avoid paying taxes on the mortgage debt forgiven from the short sale. Let me know if you have questions about short selling: 602-456-9388. Articles Don't Sweat the Short Sale!! Staging Your Home for Sale
Whether you are short selling or just selling, you will do better if you stage the home. If you are short selling, the better price you bring in, the happier your lender and the sooner you can move on. Check the link for a primer on how to stage your home for best results.
Getting Prequalified is Key
In this market you can't make an offer and expect to be taken seriously by the seller if you don't have your prequalification in order from your lender. Learn more here about why this is a step you can't afford to miss.

CenPho Community
The Loss of a Leader
Sadly, we lost the Phoenix Public Market this month. It was so sudden and left many of us wondering what we could have done to help. Check this story for what I learned might be the future of this crucial downtown hub.
Plant a Solution
Did you even know that you need to recycle them? Did you know that tons of toxic heavy metals seep in to our ground water every year because people don't dispose of their batteries and CFL bulbs? Bookmark this page so you can refer to it the next time you want to recycle those old batteries and bulbs.
Crucial Renovation Projects Downtown
We've reached a critical point as a city. Now in our state's hundredth year, the city of Phoenix has a terrible habit of demolishing it's own history. Most of our historic properties are gone. As a city we need to constantly work to preserve historic properties in Phoenix. The Lugo Bakery and W.L. Bobo House are two historic sites, built between 1910 and 1920 looking for investors to save the structures from disrepair. Written assessments have been done on both structures, but they need willing buyers to rescue them.
This is from a post that asked you to send a note to the City Council by April 26th. But it is worth a read to know what is happening with the proposed dog park at Margaret Hance Park, downtown.
