February Get Your PHX: Centennial Get Your PHX Pop-Up Picnic
The goal of Get Your PHX is to show up, en masse, to support those who pioneer new restaurants, stores, bars and event spaces. We want to provide them a boost as they put their sweat, tears and wealth on the line to make life great downtown. Plus, we want to provide a chance for you to meet others like you, who want to get the most out of Phoenix.
We are pretty certain you have never done this before.
In fact, this will happen only once every century (we think).
Come celebrate Arizona's 100th Birthday in an impromptu (almost) picnic on the grass of Wesley Bolin Plaza, next to the State Capitol.
The grass is kept unnaturally green, the memorials are worth visiting and the sunset will be amazing over the state capitol (too bad we don't actually own it anymore).
So, please pack a picnic, a blanket, bring friends and come celebrate.
Please stay tuned as we announce contributions and special participation from some of our locally-owned restaurant and business friends.
Also, please RSVP so we have a good headcount (we will have to reassure the capitol police that we are not some kind of Occupy Wesley protest).
Keep an eye on our Facebook Fan Page for updates. As you know, there are always surprises. January Get Your PHXThursday, February 16th from 5:30 to sunset.1700 West Washington St.

In Summary Here are the Market Headlines: - Since this time last year the number of total active listings in Phoenix has dropped from almost 7,000 to about 2,600.

Good news for you home renovators out there.
In an effort to continue stabilizing home values and improve conditions in communities experiencing high foreclosure activity, the Federal Housing Administration (FHA) has extended the FHA 90 day flip rule temporary waiver of the anti-flipping regulations.
Unemployment Forebearance
Good News for home owners in distress! And by "Good News" I don't mean some shady scheme to short sell your house to an off-shore corporation in the Caymen Islands. Fannie Mae is introducing an Unemployment Forbearance program which provides assistance to borrowers dealing with unemployment.
Another Great Testimonial
Thank you to Bernie Frist for this wonderful video testimonial. Bernie picked up a wonderful investment property in CenPho.

Fairhope House Price Drop
Y'all might remember my listing at 90 West Virginia. It is the 1930s Fairhope School, newly renovated to a 4,100 square foot home. This is the flagship property in the famous Historic Neighborhood.

Getting Short Sales Closed
The average days that a house sits on the market is actually going down dramatically this year. That tells you that people are making offers faster and short selling banks are getting answers quicker than last year. Check out my post about using smartphones to sell your home to learn more about the image, below.

In celebration of our great state, groups across Arizona are working to commemorate 100 years of growth. One of those fine groups is the The City of Phoenix Office of Arts and Culture who is opening The Gallery @ City Hall.

For what it is worth, here is my review of new local food co-op, Chow Locally. I'm thrilled that we have so many people out there creating new business models that support local farmers while delivering food more cheaply.
Last week's sustainability event downtown hosted a panel of exceptional experts, conversation, and ideas to benefit our city. Check out the notes, here.
We all know how important downtown growth is for our economy. As you can probably tell from this blog, I'm a big fan of Green Vendors and sustainable growth downtown (even if the term "green" has been around more than Kim Kardashian). Well, if your a pro-environment, sustainable vendor in the city of Phoenix, Green Team is pleased to present the Green Vendor Showcase of Opportunities on Feb. 9.
