Practical Art


The goal of Get Your PHX is to show up, en masse, to support those who pioneer new restaurants, stores, bars and event spaces. We want to provide them a boost as they put their sweat, tears and wealth on the line to make life great downtown. Plus, we want to provide a chance for you to meet others like you, who want to get the most out of Phoenix.


Thanks again to April's Get Your PHX hosts Marsha Mardock and Alison Chandler of Noble Beast. We filled the store with people and about 10 dogs. It was a good thing I decided not to bring Amy's cats, after all. Chef Nancy Banner from The Holistic Kitchen provided munchies for people and their masters, alike. 

May's event is courting similar themes of sustainability and localism. Jane Reddin of Practical Art will host our May Get Your PHX. Jane is a former attorney who gave up practice after 20 years to dedicate herself to locally-made, hand-crafted goods --often from recycled materials. Nothing you buy in Practical Art is shipped around the world. It is made here by people you can actually meet and talk with. Crazy, huh?

Two Economists Walk in to a Bar...

OK. I don't have a degree in economics. I'm just a lowly real estate agent.

But these guys over at ASU are just now saying that home prices are going up and I think they've spent a little too much time in the basement of the statistics building.

"The March figures also show the first monthly increase in the median price of non-foreclosure homes since the end of 2007," said ASU Professor Karl Guntermann, who is the Fred E. Taylor Professor of Real Estate. "This may signal the start of price stability throughout much of the housing market." (4/28; Phoenix Business Journal)

This is great news, but I still maintain that prices have been going up over the past year.

Here is the data, from the Multi Listing Service, via The Cromford Report (click on the image for a larger view):


Aveda Install

I think it might be that the folks at ASU are reporting prices for active listings, not what that actual sales prices were. Look above and you will see that Active Listings $/SF (price per square foot) shows $179.63 on this day in 2009, but $148.18 yesterday. Looks like things are going down.

But, wait! All that this is telling us is that people are listing them for lower now, not that they are selling lower.  Probably because they are more realistic about prices when they list them.

Look at Monthly Sales $/SF. In April of last year they were $82.49 and now they are sold at $90.18. That is down from last month slightly, but up from 2009.

Even the Average Price - Monthly Sales is up.

I think these guys at ASU are running these numbers through some complicated and possibly unnecessary equation just to come to these conclusions. Maybe they accidentally used the 20-sided die rather than the 10 sided die from their old D&D set. I do that all the time...understandable mistake.

But I still maintain that they are dead wrong.

At least they might be starting to come around. As I've said in my posts on www.getyourphx.com, watch for folks who have heretofore been hesitating to get back in the market in May.

Market Update and May Predictions
There were almost 9,000 sales of homes & condos in the Phoenix metro area in March, which was the 2nd highest March sales month ever. Here is what I predict will happen in May. This MSNBC article is a perfect example of how waiting for some mythological, dramatic drop in prices might actually price you out of the market because interest rates go up.

This New York Times article is a very interesting demonstration of determining whether you should rent or buy. This is a great way to look at the situation without getting all hung up on predictions about where the market will go next.

Help Raise $250,000 for Community Garden
I reported last month about that the good folks in the Melrose neighborhood area are seeking a grant from Pepsi so they can put a community garden right on the Melrose Curve.

That was put on hold for a month for technical reasons. So, please get started now. All you have to do is vote every day at the Pepsi website. The most votes win, naturally. See the link for instructions on how you can participate, starting today.

Summer Solstice Party (Early)
Once a year friends of Roosevelt Row put together a summer solstice party that is one month earlier than the actual summer solstice --on May 21st. Maybe they just fear a good party in the heat. But, this one promises to be fun, and it raises money for the Roosevelt Row, CDC.

Tumbleweed in Need
My friends over at Tumbleweed Center for Youth Development work very hard to make certain homeless youth don't become homeless adults. They are having their annual gala on June 5th. When the economy gets worse, their job becomes more important. Please consider helping.

Solar Energy Conference in Downtown
There seem to be a plethora of solar energy conferences these days. This one will be in our very own convention center --partially powered by solar, by the way!

I told you about this last month, but keep an eye on it. This will be a very defining event. I went to the artist's reception for this last night and it was pretty darned cool!
