Welcome to the April 2010 edition of "The Paradise Story."  Here at Wheeler Real Estate, we are dedicated to the rich community, the wonderful culture, and the events and beauty of Venice, Florida and her surrounding communities. 

In this edition, we focus on just a few of the family friendly features in Venice.  Learn a little bit about our wonderful schools, the fabulous YMCA and the beautiful Oscar Scherer State Park.

We also started our series on the beaches... beginning with Casey Key.

Venice: Great for Families!

Venice, Florida is an outstanding community for children and families.  The school system is excellent, and the parks, entertainment facilities and community events provide a plethora of options for families to enjoy.   In this article we will talk about three terrific aspects of Venice's offerings for families and children: Sarasota County Schools, the South County Family YMCA and the Oscar Scherer State Park.  This is just the tip of the iceberg, but we thought it would give you a taste of the quality of life offered here for our kids.

Venice is within the Sarasota County School District and therefore benefits from a progressive, creative and high quality educational system.

The primary focus of the Sarasota County School system is to prepare children to find their places in the world. The schools in Venice each have their own unique qualities, but across the board one of the outstanding features of the school district is the use of technology in the classroom.  

The interactive action boards that replace the  "blackboards" provide the opportunity for demonstrations and for the projection of multimedia materials.  Science projects can be demonstrated with close-up projection so that even the child sitting in the back of the classroom has a front-row seat.  These boards are present in every classroom in the county.  Other technology innovations include a system for staying in contact with parents and providing assignments and progress reports online.

There are many exciting and unique programs, and each school has its own special character.  Pine View School in Venice, for example, meets the needs of gifted students in grades 2 through 12.  In December of 2009, US News and World Report rated the nation's high schools, and of the  21,000 schools reviewed, Pine View was rated #14, and awarded a Gold Medal.

Casey Key is a barrier Island that stretches from Siesta Key at its northern end to Venice at its southern tip.

It is approximately 8 miles in length with 2 bridges that provide access to the key including an old swing bridge that was built in the 1920's.

The majority of the island is a conservation district that consists almost entirely of single family homes. You will find no traffic jams and there are no high-rises on the island. Enjoy biking along the winding street of Casey Key, (which is its only street!) Here you'll discover the scenic views of shoreline through openings in the foliage.

Living on the key provides that island atmosphere with major amenities close by. The beaches of Casey Key are refreshingly natural and provide a protective habitat for numerous island birds as well as dolphins, manatees and last but not least, sea turtles.

Sold Sign 5 Tips For Selling Your Home In Today's Market

Everyone knows that we have been in a buyer's market, but you do not have to wait for the market to rebound.  Experts predict that it will be many years before the market returns to the highs we saw a few years ago.  So if your life plan calls for selling your home, here are some tips to improve its marketability.

  1. Consider making improvements if you can.  Especially bathroom and kitchen remodels.  They make the home much more attractive to potential buyers.

  2. Use a Realtor to list the property.  It has never been more important to use a real estate professional.  The climate for marketing is very competitive... to ensure that your property is exposed to the maximum number of potential buyers, the multiple listing service network is a must.  Also, the challenges in the financing landscape make it more challenging for buyers to obtain mortgages.  A Realtor can point your buyer  to the financial professionals who offer the most promising programs.

  3. Learn About the Federal & Local Programs.  If you can market to first-time homebuyers who qualify for down payment assistance, you have widened the prospect pool.  First time home-buyer tax credit of $8,000 and an existing homeowner tax credit of $6,500 are two tools that should be in the marketing kit.  These programs have time limitations.  Your real estate professional can help you to make sense of them.

  4. Price your home properly.  This cannot be overstated.  Wishful pricing, or unrealistic pricing will result in a long, unsatisfactory selling effort.  Especially in the challenging market we face today, a home that is attractively priced has a better chance of selling.

  5. Staging your home.  A professional home stager can introduce the necessary cosmetic changes that will make your home look more like a model.  The personal clutter that we accumulate in our homes can be a detractor to the potential buyer.  Everyone has different taste, and a home stager can ensure that your taste does not overpower the basic features of your home.  This may involve storing some of your personal items: a temporary inconvenience to make your home more of a showcase.

Florida Friendly Gardens:  Plumbago
Each month we introduce you to a "Florida Friendly" plant or flower.

PlumbagoThe scientific name for Plumbago is "Plumbago Auriculata".  There is no mistaking the ever-present color of the Imperial Blue Plumbago in our local landscape.    It is a shrub that grows to a mature height of eight to ten feet and tends to crawl.  It can be tied to a trellis for support.  This beautiful, hardy plant is easily one of the most beautiful additions to any Florida yard.

Planting should  be done at the beginning of the rainy season, which would be late May or early June.  If it is planted during a drier time of year, or in times of drought, watering will be necessary.  This is a plant that loves to be fed, so be sure to put compost or peat moss in the hole when planting.  The flowers will bloom almost year round, but most vividly from spring through late summer.  No Florida garden should be without this beauty.
