Exploring Venice: The Historic Train Station
The Venice Train Station is a "must" on the list of things to see in Venice. The photo on the right was taken at sunrise.
The station has been beautifully restored. It is a beautiful example of Mission style architecture which became popular in Florida during the land boom of the 1920s.
Trains pulled in and out of the station from 1927 to 1992. Originally it was the last stop on the Searboard Airline Railroad and before its retirement, it served the Ringling Brothers & Barnum and Baily Circus. Currently Sarasota County Area Transit uses the station as a depot.

Florida Friendly Gardens: The Hibiscus
After you settle into your new home in Florida, you'll find that one of the treasures of living here is the wide range and abundance of beautiful plants that thrive here. Each month we will introduce you to a "Florida Friendly" plant or flower.
The hibiscus is a shrub that epitomizes the tropics. The range of colors is amazing... from this bright pink to a flame red to a bright yellow to white.
The "Rose of Shannon" is actually an hibiscus with a blue flower.
It blooms in the summer, and the best time for planting is May and early June. It is a hardy, beautiful plant that can grow to 20 feet tall.

Real Estate Tips: FHA Loan Changes
FHA loans have traditional provided an excellent alternative for buyers who are short on cash and/or credit challenged. The requirements will become more stringent as new guidelines are implemented this spring and early summer.
New tougher requirements include:
- The mortgage insurance premium (MIP) will be increased by 50 bps to 2.25 percent
- New borrowers will now be required to have a minimum FICO score of 580 to qualify for FHA's 3.5 percent downpayment program. New borrowers with less than a 580 FICO score will be required to put down atleast 10 percent.
- Reduce allowable seller concessions from 6 percent to 3 percent
These changes will make it more difficult for first time homebuyers, but FHA is still an excellent option. Give us a call and we will walk you through your best options for purchasing your home.
