Featured Project - Family Dollar Store

In late 2010, Hanover Land Services, Inc. staff began work on our first Family Dollar project with LandVest USA, LLC, a regional real estate investment, development, and management company.  LandVest builds, leases, and manages free standing buildings for national chain discount, drug, and auto store tenants.

The Butler Township Board of Supervisors recently approved the plans for a Family Dollar store to be located in Biglerville.  Ground breaking on that site is expected by the end of the summer. The HLS/Landvest team is currently using value engineering to develop  additional sites in Kane and Liverpool, Pennsylvania and sees more new Pennsylvania Family Dollar Stores on their horizon.

Family Dollar is one of the fastest growing small box discount chains in the United States; opening more than 400 stores annually.  The company currently operates over 6,800 stores in 44 states.

Bill Ellis, co-managing member of Landvest, is happy to be working with Hanover Land Services, Inc to develop additional Family Dollar locations because of his "confidence in their knowledgeable staff and professionalism.  Hanover Land Services, Inc. was able to help us secure approval for the Biglerville Family Dollar site plan on a very difficult site."

There were several challenges to overcome on the Biglerville site ranging from obtaining a PennDOT Permit for a new entrance to preserving existing trees and floodplain area.  Additionally, the Family Dollar corporate vision for their store had to be massaged to meet requirements of both the Adams County Zoning Ordinance and Butler Township Subdivision and Land Development Ordinance.  For example, typically the front doors of a Family Dollar store face both the main parking area and the adjoining road.  A zoning requirement, however, prohibited parking along the road frontage.  A site design was developed which met both Family Dollar marketing requirements and County regulations with the side of the building facing the road.  This allowed the store entrance to face the main parking area.

Look for a Hanover Land Service, Inc survey crew staking out the Biglerville site along Biglervile Road any day now.  For more information, contact Doug at DBarmoy@hanverlandservices.com.
