On June 2, the West Manheim Board Of Supervisors adopted a new Subdivision and Land Development Ordinance (SALDO). This ordinance will affect all preliminary plans submitted to West Manheim Township after June 7, 2011. It is the first totally new SALDO since the original ordinance was adopted in 1976. Minor text amendments had been adopted as recently as 2004, but the 2011 version of this ordinance was redrafted to incorporate the new township Zoning Ordinance and Comprehensive Plan adopted in 2009 and 2010.

Preliminary plans submitted prior to June 7, 2011 are protected from having to comply with the new SALDO requirements by the Pennsylvania Municipal Planning code, unless the preliminary plan application is denied by the Board of Supervisors. If an application is denied, any future preliminary plan submittals must comply with the new SALDO.
One noteworthy change in the new law is elimination of the use of cul-de-sac roadways in West Manhiem Township. Road widths and street design requirements were also changed. In addition, the new SALDO presents criteria for Traffic and Environmental Impact studies.
If you have a preliminary or final plan already in the approval process at West Manheim Township, the revised SALDO should not affect your property.
