GOLD'S GYM COMING TO HANOVER
|
The 30,000 SF Gold's Gym facility will open its doors for new members to begin workouts on July 20, 2010. Between July 9 and July 19, the Gold's staff hosted daily open houses for the public to tour the facility. Brooks Rankin who will manage the facility says his staff, including top notch personal trainers, is anxious to help new members meet their fitness goals.
Brooks Rankin and his father, Scott, used Gold's Gym's demographic research to find the perfect site in south central Pennsylvania to locate their new facility. They then contracted with Premier Construction to manage construction of the project. Hanover Land Services, Inc. was brought on board to work closely with both Scott Rankin and Premier Construction. Hanover Land Services, Inc. surveyed the property and designed a land development plan to meet their clients' goals as well as local and state government requirements.
Hanover Land Services, Inc.'s design of the Gold's Gym site will allow its owners to boast that they improve the health of local residents as well as the health of the environment. State law based on the Federal Clean Water Act requires a detailed design for on-site stormwater management. Most rain water will pass through one of a number of small filtering/infiltration facilities before being conveyed to the storrmwater management basin at the downstream side of the site.
The filtering/infiltration facilities known as BMPs (best management practices) are planted in grass or water friendly vegetation. The site runoff trapped in a BMP soaks into the ground through a sand/soil mixture designed to maximize water adsorption and pollutant filtering. Runoff is stored in an underground gravel layer until it can infiltrate into the subsurface soils. An overflow mechanism conveys excess runoff to the on-site stormwater management basin. The BMPs help remove pollutants such as hydrocarbons from gasoline and oil, nitrates, phosphorus, and sediment before the rainfall runoff leaves the site or infiltrates to the local ground water.
One great thing about the BMPs is that they are disguised as landscape areas that create a welcoming site. Hanover Land Services, Inc. staff also designed the stormwater management basin per municipal requirements that adjoining properties not see increased runoff leaving the site during rain storms after the site improvements are constructed.

Kris Raubenstine, a project

What is Stormwater Management (SWM)?
In simple terms, SWM is the
control of water generated via precipitation by the use of facilities and/or
structures that will hinder the rate (speed) and volume (amount) of stormwater
leaving a particular site. SWM also
typically includes facilities to reduce the amount of pollutants in site
runoff.
Why do we need Stormwater Management?
Stormwater Management is
necessary to minimize erosion and pollution both on-site and off-site. It is also very important for the
preservation of health and personal property.
When Stormwater Management is not provided or improperly designed, it
can lead to a domino effect of negative impacts on both individuals and the
environment.

municipality, and HLS to arrive at the ultimate goal of a well designed and
financially attainable stormwater management design and proper construction.
How can a Pennsylvania
