GOLD'S GYM COMING TO HANOVER

 golds gym 1

The 30,000 SF Gold's Gym facility will open its doors for new members to begin workouts on July 20, 2010.  Between July 9 and July 19, the Gold's staff hosted daily open houses for the public to tour the facility.  Brooks Rankin who will manage the facility says his staff, including top notch personal trainers, is anxious to help new members meet their fitness goals.

Brooks Rankin and his father, Scott, used Gold's Gym's demographic research to find the perfect site in south central Pennsylvania to locate their new facility.  They then contracted with Premier Construction to manage construction of the project.  Hanover Land Services, Inc. was brought on board to work closely with both Scott Rankin and Premier Construction.  Hanover Land Services, Inc. surveyed the property and designed a land development plan to meet their clients' goals as well as local and state government requirements.

Hanover Land Services, Inc.'s design of the Gold's Gym site will allow its owners to boast that they improve the health of local residents as well as the health of the environment.  State law based on the Federal Clean Water Act requires a detailed design for on-site stormwater management.  Most rain water will pass through one of a number of small filtering/infiltration facilities before being conveyed to the storrmwater management basin at the downstream side of the site.

The filtering/infiltration facilities known as BMPs (best management practices) are planted in grass or water friendly vegetation.  The site runoff trapped in a BMP soaks into the ground through a sand/soil mixture designed to maximize water adsorption and pollutant filtering.  Runoff is stored in an underground gravel layer until it can infiltrate into the subsurface soils.  An overflow mechanism conveys excess runoff to the on-site stormwater management basin.  The BMPs help remove pollutants such as hydrocarbons from gasoline and oil, nitrates, phosphorus, and sediment before the rainfall runoff leaves the site or infiltrates to the local ground water.

One great thing about the BMPs is that they are disguised as landscape areas that create a welcoming site.  Hanover Land Services, Inc. staff also designed the stormwater management basin per municipal requirements that adjoining properties not see increased runoff leaving the site during rain storms after the site improvements are constructed.

The staff of Hanover Land Services, Inc. wishes Gold's Gym a fantastic opening and great success.  We would be glad to answer any site design related questions about this project as well.  We know that both the site and the Gold's Gym facility will be an amenity to downtown Hanover for years to come.

FEATURED EMPLOYEE:  Kris Raubenstine

Kris

Kris Raubenstine, a project designer specializing in drainage, stormwater management, and sediment control design, answered some questions about  stormwater management and how Hanover Land Services, Inc. can save developers money.

What is Stormwater Management (SWM)?

In simple terms, SWM is the control of water generated via precipitation by the use of facilities and/or structures that will hinder the rate (speed) and volume (amount) of stormwater leaving a particular site.  SWM also typically includes facilities to reduce the amount of pollutants in site runoff.

Why do we need Stormwater Management?

Stormwater Management is necessary to minimize erosion and pollution both on-site and off-site.  It is also very important for the preservation of health and personal property.  When Stormwater Management is not provided or improperly designed, it can lead to a domino effect of negative impacts on both individuals and the environment.

Why should a homeowner/small developer choose Hanover Land Services, Inc. to prepare their Stormwater Management Plan?

Hanover Land Services, Inc. employs knowledgeable engineers and designers experienced with the design and construction costs of stormwater facilities.  We provide services to the client that will assist them in designing and constructing their stormwater plan using the most cost effective materials and design concepts available.

During the SWM design portion of the project, Hanover Land Services, Inc. incorporates the client's requests and ideas for the preferred types and locations of facilities.  HLS represents the client's plan at municipal meetings to answer any questions/concerns the municipality may have.  HLS also provides field supervision and inspections during installation of the stormwater facility to ensure proper construction/installation.  Engineer's construction inspection and as-built certification is required for SWM facilities installed in Maryland and some Pennsylvania municipalities.  The SWM design/construction process includes an on-going dialogue with the client, the municipality, and HLS to arrive at the ultimate goal of a well designed and financially attainable stormwater management design and proper construction.

How can a Pennsylvania developer save money by hiring Hanover Land Services, Inc. to prepare their Stormwater Management design?

In Pennsylvania, the municipal and state governments each present different design requirements that the developers must meet.  Often these criteria can compliment each other when considered as a whole before beginning the design.  When HLS designs a site's Stormwater Management system, we consider all agency requirements together and how they impact the site before beginning the SWM design, thus saving the developer both design and construction dollars.
