It's been a "memorable" winter!

Greetings!
When asked by new arrivals here in Northern Virginia "What are your winters like?", up 'til now, my usual reply would be: "They're enjoyable", adding that I often wish for snow because "it doesn't happen that often, and when it does, it's quite lovely...."
And while this winter, so far, has been "quite lovely", the stretches of prolonged cold and nearly weekly snowfalls have been anything but "usual".
That said, we do live in a very scenic part of this great country, and I for one, can't think of a place I'd rather call home.
Now, let's take a look at the area real estate market....

The residential market continues to stabilize, with some price points actually moving upward.
The inventory of single-family homes listed for sale in our area continues to decline, which is good news for owners, and an incentive for would-be buyers to take note. Days on market have also declined somewhat, and price levels have stabilized with some examples of escalation beginning to appear.
Single family homes under $400 K are no longer "easy finds" for the price conscious shopper. Though there are still choices available, if priced properly, the "good ones" are going much quicker than in the recent past. That's a big change.
Condos continue to show little strength, with a large number of them still on the market.
Homes on small acreage, newer, and higher than $700K are still a tough sale, but if the lot size is in the 7-15 acre range with a price tag under $900K, they seem to be going under contract much more quickly than they have in some time.

Commercial, industrial and office real estate continues to show signs of improvement; retail is still struggling...
With "users"(as opposed to investors) once again re-appearing in the market, properties which have been lying dormant for some time are now garnering offers, leases, and contracts.
Offices, too, are beginning to enjoy the attention of some users who are expanding their businesses, or opening new ones (see article on sidebar)
Shopping center retail is still under a great deal of pressure, with a very uncertain future here in the next 6-9 months.
I've been told that that Rite-Aid will soon be moving forward with their construction activity on the East Main Street site (once home to Valley Turf).
Likewise, Harris-Teeter is once again "planning to begin construction" in the next few months on the property known as the Cole Farm at 287 and E Colonial Hwy.... we'll see.
KFC-TACO BELL construction activity on Hatcher and Hirst is now underway.

Now is a great time to think about buying a waterfront property in Virginia's famous "Northern Neck". Three and a half hours from here on good divided dual highways without dealing with the Rte 95 corridor or the Bay Bridge.
