Greetings!

With 2009 now in the rear view mirror, let's take a look at what may lie ahead for real estate here in Northern Virginia.

The Best Time of Year to Sell a Home....

Francesca Levy, writing in Forbes Magazine, suggests that this changed market has impacted some old beliefs relative to what time of year holds the greatest promise of a good outcome if   you are planning on selling your home in 2010.

While the "spring market" is usually thought of as the optimum time to start the process, Ms Levy suggests that this year, you may want to begin the process a bit earlier....


Mixed signals for  residential
price levels....

While there is a growing conviction in the area that the decline of residential prices has slowed significantly, there's still no confidence that the fall-off is ended.

In a recent Washington Post article, columnist Ezra Kline writes:

"... The economist Karl Case, co-founder of the famed Case-Shiller housing index, now believes that earlier optimism about our economic recovery -- which he shared -- was misplaced. "The probability is very high of a serious double dip like 1982," he told the New York Times. The housing market seems to be sagging again, and the government's interventions -- not just the stimulus but also relaxed standards at Fannie Mae, Freddie Mac and the Federal Housing Authority -- are set to end."....

To be sure, the flurry of residential activity that appeared in the fall ebbed precipitously heading into December of '09, and has not returned as yet.

Business "Users" of industrial space
return to the market

After what seems like an eternity ( more than 30 months for this firm), business that "use" space (as opposed to investors who merely own it) have re-appeared in credible numbers from a diverse field of enterprises, fueling the possibilities of significant activity in the long-stagnant warehouse market here and in the Eastern Panhandle of West Virginia.

Time will tell how many actually commit to leases of consequence, but for the moment, there are a fair number of "Letters of Intent" moving back and forth between the parties.
