At a recent auction....
this 50's era all brick rambler located on Harper's Ferry Rd was offered for sale. Sitting on a 3 acre lot, with walkout basement, hardwood floors, and no AC, I thought it would bring between $175-$190K. Opening at $59K, it took only 3 bids to reach $175K. With seven bidders in the hunt, the price soon spiraled to $230K, then 2 bidders fought on to a gavel price of just under $240K. The buyer had to add a 10% Auction Fee to that amount, meaning this home sold for approximately $265,000 at auction!

What does it all mean?
If there were only a very few bidders, I'd say it probably meant very little. But that clearly wasn't the case. So at this point, be assured I'll attend the next few residential auctions I find, whether I have a client or not, just to see how much strength there is in the active buyer group who attends these outings.
