State of the Residential Market
For the most part, the worst appears to be over regarding resale prices on standing properties. The steady rise of unsold and distress sale listings has slowed, if not stopped, and cautious buyers are once again venturing into the market place to take advantage of some incredible values. You don't have to be a real estate professional to realize that no matter WHAT happens in this area, some "deals" are financially just too good to walk away from.

What's going on in the Commercial Market?
For the first time in recent memory, there is more retail, office, and industrial space available than I have personally seen in this area since 1969. For the most part, users of this space are still hunkering down waiting for better times, and the potential buyers of the space are refugees from the stock market, and are extremely reticent to engage in any conversations that could lead to the purchase of real estate. Office space is sitting empty all over the region.

Communities are taking advantage of the lull...
Overwhelmed in recent years by a seemingly endless assault from residential and commercial builders, seeking to develop and change the simpler world we found so attractive here years ago, many of western Loudoun's smaller towns and villages have taken advantage of this economic slowdown to come together and examine what was done poorly in the past and what can be done more responsibly in the future to allow continued growth while maintaining some of what was best from our rich heritage and naturally beautiful environment. Organizations like "Loudoun Places" typify these efforts. |
