Happy President's Day!
Did you know that in 1971 President Nixon proclaimed by Executive Order that the third Monday in February is to be a "holiday set aside to honor all presidents"? Some of us remember when we celebrated both Abraham Lincoln's birthday and George Washington's birthday on separate days in February. Lincoln's actual birthday is February 12th and Washington's birthday is February 22nd. So we are celebrating both President's birthdays today. At least I think so. Positive Pricing News
 Both new List price metrics, Median and Average, rose in January. The new Median list price jumped 7.8% to $140,000 and the Average new list price increased by 21.5% to $243,200. While optimistic list pricing does not always translate into higher sales prices, it does signal change on the horizon for Buyers and Sellers.
The Sales pricing did follow the new List price increases, showing gains but not as dramatic. The Average sales price rose 3.3% and the Median sales price rose 2.6%. We haven't seen sales prices like these since July-Oct of 2010. Which is another sign that our market is on the rebound.
The bulk of pending sales are still occurring in the lower price points of $50,000 to $200,000. Investors, first-time home buyers, and downsizing buyers are the majority makeup of the buyer demographics.
Our Foreclosures pending continued on the downward slope after breaking through the 20,000 barrier last month. If the trend continues on it's current trajectory, we could expect foreclosures pending to cross the 10,000 barrier sometime in May or June, a level not seen since November 2007. Once again, positive news for our market recovery.

Three years of dropping construction costs have not been enough to counter the steeper drop in house prices. But the rate of decline is slowing, and some markets are showing signs of a steady if slow recovery.

Be Prepared for Winter!
Cold, wet soil is hard on plants. Don't leave your automatic irrigation system to run on a summer schedule during cold weather. If the soil stays too wet, your plants will be under stress. Pansies, petunias and geraniums can be attacked by Rhizoctonia organisms - and winter lawns by Pythium fungus. besides, you'll discover that a wet lawn can't be mowed easily.
Protect your tender plants from frosts!
January and February are the coldest times of the year. Be prepared to cover your tender plants from a hard freeze with frost cloth or old sheets. If using old sheets, it's best that they are a light color to help the sunlight warm the plant during the day and to protect it at night. You can leave the covers on up to a week at a time. Professional frost cloth can be purchased at your local nurseries.
