Our quarterly newsletter provides updates about NAYA Family Center's Homeownership Program and other community resources for renters, home buyers and homeowners.

Portland's 5th Annual Native American Housing to Homeownership Fair

Saturday July 31, 10am-3pm

Located at NAYA Family Center

The Fair is an equal housing opportunity event with a culturally specific focus.  It is free and open to everyone. The Fair provide housing information for all - renters, prospective buyers, and current owners. The workshops and resources available will help each person identify their individual path to housing stability. Free raffles for down payment assistance and rent/mortgage assistance.  Free Lunch, gift raffles and children's activities.

Proud Ground and NAYA Family Center are working together to let you know about affordably priced homes available to first time, low-to-moderate income homebuyers. See qualifications below.   Proud Ground offers new construction and older homes for purchase prices of $115,000-$160,000.  In exchange for that great deal, Proud Ground homeowners agree to pass on that affordable price to the next homebuyer.  NAYA Family Center has worked in partnership with Proud Ground since 2007.

To qualify for Proud Ground's homes:
You must not have owned a home in the previous 3 years

And meet the following income guidelines:

            1                                   $39,200
            2                                   $44,800
            3                                   $50,400
            4                                   $56,000
            5                                   $60,500

East Portland Homeownership Fair
Free drawing for a $4,000 homebuyer's grant

Homeownership Fair on Saturday April 24 10am-2pm
Before you buy, you've got to get a game plan. That's what the fifth annual East Portland Homeownership Fair is all about.  Presented by ROSE Community Development, the fair is full of information designed for new homebuyers and those who wish to buy.

Latino Homebuyers Fair

Free Tickets to the Zoo

Homeownership Fair on Sunday May 23 10am-4pm       The 12th Annual Latino Homebuyers Fair will bring hundreds of people and exhibitors together including lenders, real estate companies, non-profit housing agencies, insurance agencies, state and federal agencies for a day-long family friend event.  The fair will consist of hourly home buying and foreclosure prevention seminars.

Growing Gardens
Local Non-profit Helping New Gardeners

Growing Gardens gets at the root of hunger in Portland, Oregon.  They organize hundreds of volunteers to build organic, raised bed vegetable gardens in backyards, front yards, side yards and even on balconies.  They support low income households for three years with seeds, plants, classes, mentors and more.

Spring Home Maintenance
Get Ready for Summer!


If you are a new homeowner, a great place to start is your Home Inspection Report.  Review suggested items for repair.


If you have a home warranty, familiarize yourself with the terms of your warranty soon after you move into your home.


As a new homeowner it's easy to want to purchase a bunch of new yard tools/equipment.  Check out the local tool libraries, borrow tools for FREE!

Outside

  1. Check for loose or leaky gutters. Make sure downspouts drain away from the foundation.
  2. From the ground, examine roof shingles to see if any were lost or damaged during winter.
  3. Spring is the best time to seal cracks in the driveway or any other concrete. Inspect the deck for rotting wood and insecure railings.
  4. Have a qualified contractor clean and service the air conditioning system.
  5. Clean yard equipment and sharpen cutting blades.  Safely store oil and gas  and tools in a vented, locked area. Replace all extension cords that have become brittle or damaged
  6. Transplant and move plants that are still dormant or just starting to wake up.
  7. Remove dead trees and keep healthy trees and bushes trimmed and away from your house and utility wires.
Inside
  1. Inspect your smoke and carbon monoxide detectors.
  2. Check your electrical outlets for potential fire hazards such as frayed wires or loose fitting plugs.
  3. Keep a multi-purpose fire extinguisher accessible that is filled and ready for operation.
  4. Check your water heater for leaks and corrosion.
  5. Clean the clothes dryer exhaust duct and space under the dryer.

We Are Approved!
NAYA Family Center is now a HUD Approved Homebuyer Education and Counseling Agency


The Homeownership Program is thrilled to announce that as of March 2010 we are a HUD Approved Homeownership Counseling and Education agency.  This achievement recognizes the high quality services we provide.  Additionally, home buyer education curriculum has been State of Oregon approved since 2009.


HUD (U.S. Department of Housing and Urban Development) approval, combined with our Homeownership Coach's completion of the NeighborWorks Center for Homeownership Education and Counseling (NCHEC) Certification gives our program and staff some of the highest training and recognition available.

Homebuyer Education Classes
Classes Now Available on Thursday Evenings


NAYA Family Center's Pathways Home is a Homebuyer Education class, where you'll learn about the steps to successful home buying. We now have classes available Thursday evenings, all classes are 12 hours total.

First-time homebuyer tax credit ending soon

The end is coming soon for the $8,000 first time home- buyer tax credit; as well as the $6,,500 tax credit for current homeowners.


If you are currently shopping for a home, please remember that you must have a seller accepted offer no later than April 30, 2010.  Your new home must close by June 30, 2010 to be eligible. For more details, visit the Federal Housing Tax Credit website.


If you don't make the deadline, don't give up. It may be that you are not ready to purchase yet, or that the home you are supposed to find has not yet presented itself. Although the credit is a nice bonus, it is not the only reason to purchase.


Remember you are the employer, not the employee. Your choices should be based upon what is best for your family's future, and not based upon the end of a tax credit or someone else's agenda. When purchasing a home, it needs to be "all about you!"
