Greetings!

We are about to experience the full force of the growing season, let's hope that the economy can grow with it.   If road work is any indication, we're about to experience another boom.  You can track real estate market news through the link to the RW Real Estate Advisors Blog in the first article. One thing is certain, new construction is going green. Please see our project feature and read about some of the green initiatives in Orland Park.

Thank you to everyone who attended the Navigating the Chicago Real Estate Market in 2010 event on Thursday, April 22nd. The turnout was great, as usual. The Grotto always does a fantastic job hosting us and the three panels were the best we have had.

If you missed the event please click here to go to the RW Real Estate Advisors blog for a brief report and PowerPoint slides of the presentations.  Our next event will be held in the Fall with the exact time and place yet to be determined, so keep your eyes out for our announcements.

Thanks again for making this a successful event!

East Bank Stabilization, West Fork North Branch Chicago River

Reach 1We are proud this month to feature a project recently completed by our restoration contracting specialists and streambank specialists. Acting as a primary contractor for the Village of Glenview and implementing a project funded by a 319 grant and other local funding, ENCAP, Inc. was able to complete the project ahead of schedule and under budget.

This project involved restoration and stabilization of the east bank of the West Fork North Branch of the Chicago River in downtown Glenview, IL. The scope of work involved the removal of woody and herbaceous invasive species through herbicide treatment and mechanical cutting as the first task in restoration of the streambank and floodplain corridor. The project featured the construction of two flagstone and cobble rock riffles in stream to provide water quality improvements, bed stabilization and habitat enhancements in a portion of the river that was significantly channelized and scoured. The incised streambanks were also graded back from a near vertical slope to a 4:1 side slope and stabilized with a combination of boulder toe, turf reinforcement mat installation, and live willow staking. Areas of subsoil and unsuitable topsoil were exported off-site and a specialized engineered soil mix of topsoil, sand, and compost was utilized as topdressing for existing floodplain soils to enhance the establishment of the prairie seeding.

This project will be managed over the course of a 5 year period by ENCAP, Inc. for the Village and will feature prominently as a truly unique natural area and restored riparian corridor in the heavily traveled historic downtown.

Orland Park Green Fair

 Orland Park

The Village of Orland Park's Smart Living Team hosted its "Green Fair 2010" on Saturday, April 24th from 9:00 a.m. until 2:00 p.m. at the Orland Park Civic Center.

Smart Living Orland Park, is the village's comprehensive green initiative, providing environmentally based programs and resources for residents, businesses and government in an effort to conserve energy and promote sustainability. "The community has responded warmly to the village's green initiative," said Orland Park Mayor Dan McLaughlin. "A number of people have asked for a centralized source of information for all things green," he added.

Businesses that offer environmentally friendly products or services are invited to rent tables at the fair.  Susan Marrow from ENCAP, Inc. and Phil Wolf from Manhard Consulting went to the fair and surveyed attendees in an effort to gauge public interest in LEED buildings, green infrastructure and energy conservation.  Here are some of the highlighted results of the 22 surveys:

Knowledge level of Green Development: 27% of surveyed people stated that they had a moderate to high knowledge level of Green Development.

Current Outdoor Activities: Hiking, Gardening, Biking and Walking were the highest rated outdoor activities.  Hunting, Cross Country Skiing, and Fishing were among the lowest rated outdoor activities.

Important Green Measures: Public Transit, Walking Trails, Water Conservation, and Native Landscaping were rated among the highest rated green measures.  Super insulation, Photo Voltaic, and Thermal Comfort were rating among the lowest.

LEED Familiarity: 59% were aware of LEED, 41% unaware.

81% stated that they would consider purchasing a LEED home if the cost was 5% more but paid for itself in less than 10 years.

Time spent on landscaping per week: 0 hrs= 27%, 1-2 hrs = 27%, 3-5hrs =23%, 5-10 hrs = 18%, 10-15 hrs = 5%

Consider using Native Landscaping to reduce maintenance?  Yes 95%, No 5%
