Water  Treatment  Plant
The new community water treatment plant is nearing completion and should be online soon.  The new plant will provide added water pressure, and is equipped with a state of the art system which provides redundancy in the event of a malfunction.  This new system will provide four times more capacity for fire protection at Mount Royal.  As the system goes online, homeowners should see no change except for an increase in water supply and water pressure.
 
Proposed Gated Entrance Approved By Membership
The proposed gated entrance at Mount Royal was approved by the membership.  Construction is expected to begin in the fall once agreements are in place between the two associations and providing the county commissioners vote favorably to return ownership of the road to the association. 
 
The plan is to have an unmanned guard house with security cameras and an automatic intercom/telephone system for each tenant to access the gate from their home. 
Real Estate Update
As many of you know the last year has been a tough real estate market for all involved.  We have had a lot of activity through the airpark but consumer confidence has not reached a  level that is generating the sales we would like to accomplish within Mount Royal.  People are continuing to look and I am  hopeful that the fall season will bring more movement as the market stabilizes and clients are confident that their purchase will hold its value. 
 
I did close on Lot 12 on Airport Drive. John & Chris Weaver have begun construction on their winter residence.  They anticipated that construction will be complete in the fall and they will begin enjoying their home upon their return from England.

 I know that many of you have had friends and relatives that have visited who may have had interest in Mount Royal and therefore I am providing updates in this publication on pricing and any change on particular properties that you may want to pass on.  
 
We have an abundance of available lots at Mount Royal in a  range of prices.  I have two adjoining runway front lots priced at $110,000 each.  There are additional runway front lots, also available with pricing dependent on location, natural vegetation and size.

As a property owner at Mount Royal you may know me personally from working with you on  property at Mount Royal or from representing Mount Royal for many years at the aviation trade shows with Doc. Wilcox.   Whether you have seen me around the community or you just know of me by word of mouth  from  my Real Estate efforts  at Mount Royal,  I would like to take this  opportunity to ask you to review  the first issue of "The Mount Royal Documentary Newsletter".
  
Mount Royal has been through   significant change over the past two years.  With the management of the community now handled by the two Homeowners Associations and the closing of the Wilcox Investments Business office, many of you have turned to me for information and input about the community and your property.  Please feel comfortable that your Boards of Directors are working diligently in your best interest, projects are moving forward, and the community is as beautiful as ever.  
 
In an effort to pass on information that may be helpful to you , I will try to produce "The Mount Royal Documentary" on a quarterly basis.  This is a new avenue of communication for me and I am open to input from members of the Mount Royal community and the Boards of Directors for content in future publications.   Any community announcements, personal accomplishments, new airplanes or big boy toys, anything you might like to share with your neighbors will be considered.   Natalie Stamp has volunteered to coordinate information to be considered for input to the newsletter.  You can speak with Natalie or email your input to:  nstamp@c-sim.com

Community Cluster Mailboxes Installed
Secure Mail Delivery at Mount Royal
