Q: Dear Anne,
I have just found a beautiful lot on three acres of land in Barnesville where I would love to build a house, but my real estate agent told me I should get a "perk" test done before I purchase the property. What is a perk test and why do I need one?
- Baffled in Barnesville
A: Dear Baffled,
A percolation (aka perc) test is performed on properties which are not connected to a public sewer system but require the creation of a septic or "leach" field as part of your home construction. In general terms, the perc test is performed by digging holes in the soil of your proposed septic field (determined by a site engineer), filling the holes with water and measuring how fast the water dissipates into the surrounding soil. The test is performed by a septic contractor but the design of your septic field must be completed by your site engineer.
Your real estate agent is giving you good advice! If you purchase a lot and the property fails to pass a perc test, the county will not allow you to construct your home there. Be sure to make your purchase of this property contingent upon the completion of a successful perc test.

Housing Remains Highly Affordable for Sixth Consecutive Quarter

Bolstered by favorable interest rates and low house prices, housing affordability remained near its highest level nationwide for the sixth consecutive quarter since the series was first compiled nearly two decades ago, according to the National Association of Home Builders/Wells Fargo Housing Opportunity Index (HOI).
The HOI indicated that 72.3 percent of all new and existing homes sold in the second quarter of 2010 were affordable to families earning the national median income of $64,400. The index for the second quarter was slightly more affordable than the previous quarter and almost equaled the record-high 72.5 percent set during the first quarter of 2009.
Until 2009, the HOI rarely topped 67 percent and never reached 70 percent.
"Homeownership is within reach of more households than it has been for almost a generation," said NAHB Chairman Bob Jones, a home builder from Bloomfield Hills, Mich. "Interest rates continue to hover at historic low levels, the economy is beginning to rebound and with house prices starting to stabilize, conditions are beginning to draw home buyers back into the market, which is a positive step on the path to recovery."
