Dear Anne,
I am pretty lost when it comes to trends within the construction industry. What are some contemporary movements which are becoming increasingly popular?

A: Dear Trendy,
The construction industry has lots of trends, and that is because everyone has different tastes. You will notice that certain styles stay around throughout time, while others last a few short months. Ultimately what is considered contemporary is in the eyes of the beholder, but there are a few things that are being requested more frequently. In regards to siding, we are noticing that stucco and vinyl are materials of the past.  More and more homeowners seem to be using Brick, Stone and a material called HardiePlank (which is a maintenance free man-made composite siding). Along this same tangent, Brick and Stone front facades prove to dominate the market. The majority of homes going into construction have Brick, Stone or a combination of both for the front elevation. Moving on to the interior side of things, carpet is also a material of the past. Homeowners still are going with carpet in bedrooms, but many are making the rest of their house hardwood. It is especially popular for the first floor to be completely hardwood; this adds a sense of elegance to a home that carpet can simply not bestow. Lastly, unfinished basements do not suffice the current wave of homeowners. Many choose to finish their basements completely, adding up to 33% more square footage to their humble abode. Contemporary trends flood the industry from week to week. The developments previously mentioned will be practiced for time to come.

Some Positive House Price Reports

NAHB's Eye on the Economy

House prices have generally stabilized on the national front. In many markets house prices are either stable or increasing. In others, prices are continuing to adjust downward in reaction to to distressed properties and/or poor near-term economic prospects.

As of February, the S&P/Case-Shiller seasonally adjusted 10-city price index rose 1.1%, the ninth monthly increase in a row. However, the 20-city index fell 1.1%, its first decline in nine months. Nonetheless, both the 10-city and 20-city indexes were still up from a year earlier (by 1.4% and 0.6%, respectively).

The LoanPerformace Home Price Index produced by First American CoreLogic showed a similar result, with house prices up 0.3% in February from a year earlier. Excluding distressed sales, the index was up 0.6%, the first year-over-year increase for the index since December 2006.

March median new home prices rose on a year-over-year basis for the third month in a row, up 4.3% ($214,000 versus $205,100). Despite foreclosed home sales and short sales, median existing home prices edged up 0.6% in March from a year earlier ($170,700 versus $169,700), the first year-over-year rise since July 2006.
