Q: My wife and I have a home in Bethesda built some time ago. We originally wanted to remodel our home but a friend told us that remodeling is a waste of money and we should look into demolishing the home and building a new one. This can't be true, can it?

A: Dear Baffled,
Actually believe it or not, it is true - most of the time remodeling will cost you about the same if not more than tearing down your home and building a new home.  Remodeling adds only little to no value to your old home. When you look at the cold hard numbers of ROI (return on investment) they just aren't there.  When you remodel the price could jump from the proposed price to hundreds of thousands more because of the many unknowns, which are not seen until the work is underway, like your old wiring and pipes may not be able to facilitate your new planned additions. For example, I had a couple come in who said they were thinking of remodeling their home in Bethesda. To get what they wanted they were quoted 650K. After coming to us, they signed a contract for one of our larger Classic Series homes AND many luxury upgraded finishes and when all was said and done their total was below 550K.

Classic Homes Selected "Builder of Choice" for Potomac Subdivision

Stoney Creek Farm was one of the first victims of the housing bust, but it may be one of the first ones back.

Two proposals are before the bankrupcy court right now that would allow for up to half of the remaining 12 lots in the exclusive Potomac subdivision on Stoney Creek Road off Travilah Road to be sold outright, and for a builder to set up a trailer to market the remainder.

Thompson Residuary Investors LLC, a partnership setup by Equity Homes but now handled by Vienna, VA-based manager proposes that Rockville-based Classic Homes Inc. be named the "builder of choice" for the subdivision. While it doesn't have the lots under contract, Classic Homes would work with Long & Foster, if the petition is allowed, to market and build on them. Classic is prepared to set up a trailer on site and market homes in the $1.5 million range on mostly two-acre lots.

Home Sales Surge, Raising Hope that Sector is Recovering

More homes sold more quickly in the Washington area during the second quarter than in the period a year ago, while home prices showed some signs of stabilizing, according to a real estate industry study scheduled for release Tuesday.
