Real Estate Taxes...It's Time to Review!
Both Orange and Seminole Counties have now posted their "working values" for your property. It is NOW TIME to review your assessment value on all your real estate. There has been a downward adjustment on assessed values on most properties. This should be 5%-15% lower than 2009.
If you have commercial properties in Orange or Seminole Counties and would like me to do an opinion of value on them, please call me at (407) 677-1700. I do not charge any upfront fees to do this, and if I feel that your property assessment is too high, I will appeal your case for you. I do not take on any and all properties, only Commercial parcels that are within Orange or Seminole Counties.
After you have read this newsletter, review your 2010 working values on your county property appraiser website by clicking below:
You will not get your official notification of assessment until August, and then you have about six weeks to get it resolved or seek a hearing with the Value Adjustment Board. I was successful in reducing client's tax assessments by over $2,500,000 in 2009. I believe this year there will be a continued over-assessment on some properties because of the current real estate market.

Governor Signs Legislation Which Includes 'Distressed Condominium Relief Act'
Effective July 1, 2010 bulk buyers will have some immunity when purchasing condo units. A "bulk buyer" is also a party who acquires more than seven (7) units, but does not receive an assignment of developer rights other than the right to:
1. Conduct sales, leasing and marketing activities within the condominium. 2. Be exempt from making working capital contributions as a result of the bulk purchase, and 3. Be exempt from any rights or first refusal held by the association and otherwise applicable to subsequent transfers of title from the bulk owner.
