Frozen PipeHow To Prevent Winter Freeze-Ups In Your Home

One of the negatives that come along with a cold New England winter is the increased risk of pipes freezing up and potentially bursting, which would result in damage to your home and a claim on your home insurance.  Here are some steps, for people who reside in their homes in the winter months, to follow in order to prevent this from happening to you: 

Before The Cold Arrives

  • Make sure all cracks and holes in your exterior siding have been covered and insulated to prevent pipes close by from freezing.
  • Check and replace washing machine hoses annually
  • Water heaters, safety valves and washing machines above the first floor or in a finished basement should be in a drain pan with a drain.
  • Be aware of where your water shut-off valves are.  Test them and make sure they work annually

    On An Extremely Cold Day

  • Keep the heat 3-4 degrees higher than normal
  • Leave faucets running with a constant trickle
  • Open cabinet doors under the sinks to let to heat help to warm the cold pipes
  • Insulate pipes
  • Any exterior faucets should be shut off from inside the house and left open.

     

    By following these easy steps, you can avoid a winter freeze-up that can cause significant damage to your home and disruption to your life.

  • Do I Need A Unit-Owner Policy If I Have A Master Condo Policy?

    Absolutely!  A master condo policy does NOT cover your personal property in the condo or your personal liability coverage.  Both of these are extremely important to every condo owner.  Your personal property is everything that belongs to you in your condo.  This includes your TV, laptop, clothing, furniture, jewelry, etc.  If your condo was broken into and these items were stolen or damaged you would have no coverage unless you have a condo unit-owner policy (HO-6).  You could lose everything you own if there was a fire.  In addition, without this policy you have no personal liability protection.  If someone were to injure themselves in your condo, and sue you, there would be no coverage.  


    Driving in the snowHow Do I Stay Safe While Driving This Winter?

    As the winter approaches, motorists of New England can expect conditions such as heavy rains, snow, ice, fog, hail and wind as they travel on the roads.  No matter what conditions people find themselves driving in this year, the hazards people will face generally stay the same.  Some of those hazards include:  

    • Tires
    • Exhaust system
    • Lights and reflectors
    • Antifreeze
    • Brakes
    • Windshield wipers and washer fluid
    • Fuel tank level
    • Mirrors
    • Heating and defrosting system  

    So, what are some of the strategies to reduce the risk of getting into an accident this winter?

    • Reduce speed
    • Increase following distance
    • Turn and brake carefully on slippery roads
    • Turn on your lights
    • Look far ahead for emerging hazards

    By preparing your vehicle for the winter, driving responsibly and utilizing strategies for traveling in bad weather conditions; you can give yourself the best chance of arriving at your destination safely this year.
