Greetings!
By now your community is a-buzz with activity as contractors scramble to complete maintenance following the spring walk-around, your roofing and painting projects are in full swing and landscaping projects are beginning to take shape. In Michigan we are blessed with beautiful summers, unfortunately they are too short. This month's newsletter serves as a a look ahead for Cummings Property Management. Our company, like your community, is ever-changing and we are excited to share the news with you.

Know the Rules of the Road
We have taken a break from the training sessions for the month of July to accommodate for Directors' vacation schedules. Our next session is scheduled for August 17, 2011 6:30 PM After popular demand we are bringing back Attorney Steve Sowell to address our directors on the intricacies of renting and leasing condominium units. He will discuss the topic as it relates to co-owners, tenants and the Association. Be prepared with questions as he is an invaluable resource that we are happy to share with our partner communities. As we said "Happy Retirement" to assistant Sharon Hacker, we also welcomed to our team, Traci Dubuc. If she is assigned to help your community, please plan to make her acquaintance when you stop by the Taylor Drive office. Win A $50 Gift Certificate
From now until the end of August we will be holding a contest to see which association can get the most co-owners signed up for your Association Homepage (SenEarthCo.).
Here's how the contest works-- As a Board make a team effort out of encouraging your neighbors and fellow co-owners to sign on and create their account at www3.senearthco.com.They can also log-on by going to the Cummings website HERE.
- If they don't have their security code distributed in March they can call (810) 715-5310 and someone can assist them in setting up their account.
- The association who has the largest % gain at the end of August wins a $50 gift certificate to Home Depot. As a board you can use this for anything you want. Purchase plants for the entrance, gardening equipment, improvements for your clubhouse, purchase a new tree, etc.
- To date we have 1062 co-owners signed up. We hope to double that number in the coming months.

New After Hours Emergency Procedure
|
We have implemented new after hour emergency call procedures that are clearly explained on our voice mail message. Residents will be given a direct number to call and asked to hang up and call that number. They will be connected to a live voice after 4:00 PM and on the weekends. Our answering service will move forward on any maintenance issues which require immediate attention. Please help us get that message out to your communities via your newsletter. |

Looking Ahead to 2012 Budgets
As strange as it sounds, budget development for 2012, yes next year, is right around the corner. If you are planning to seek pricing for major projects for next year, it is never too early to begin that pursuit. Work closely with your manager to make that goal a reality. |

 We have periodically been introducing acronyms of the condo world to our directors. Today, we announce that Joe Bushey has been awarded the title of AMS which stands for Association Management Specialist. Hats off to Joe as he continues to develop his management skills and raises the bar of professional management.
