Greetings!
I was elected to the Board of my Association in the Fall of 2010 but left for my winter vacation home in December, so now what?
If it sounded good last Fall to submit your name for a directorship on the Board but over the long winter months you have decided that it's not your thing, it might be time to share that information with your fellow Directors.
Long periods of absence do not automatically cause you to be ineligible to run for the Board but it does place an additional burden on the non-snowbird Board Members who are holding down the fort during your absence. Some Directors successfully stay in contact via conference calls during meeting. Skype is another internet tool that has been used to keep people connected. Talk to your manager about your ability to be effective while avoiding the harsh winter weather.

You should have received a letter by now explaining how to sign on to the new Internet management service offered to your community by Cummings. The service goes by the name of SenEarthCo. here in the office. A better name might be "One-Stop Shop for All My Condo Needs."
So far the response from our Directors and Property Managers alike has been very positive. Everyone is in agreement that the convenience that is offered through the site is wonderful. 17% of our membership is currently signed up for the new on line services we are providing.

We hosted two training seminars on the benefits of SenEarthCo. which were attended by many of the directors we work with. A slide presentation is available to view on our website. Fell free to watch
at your convenience.
We are more than happy to host more training sessions if there is a demand. Please express your interest to your Manager and we will look to host another session in the comings months.

So, It's Spring and What Should You Do First?
|
- Review your 2011 budget. Determine if the winter expenses of snow/ice fell within the budget's financial limitations. Also evaluate if you had any insurance losses due to frozen pipes and water damage. Those deductibles may realign other summer expenditures.
- Hold an "assignment" meeting. Volunteer to spearhead certain projects and develop an Association maintenance timeline. Once done, publish for your community members.
- Plan to schedule a May site walk with your Manager. March and April often hold weather surprises that necessitate rescheduling of this visit several times so May is a safer month to make those plans.
