Floods Happen!
 
floodI don't pretend to be a prophet, but one thing I know about the future is that it takes 45 days in advance to get a flood policy in force.
 
Another thing I suspect is that the snow piled up in the highlands will soon become torrential liquid downstream.
 
While few of us live in the high risk, high rate areas, flooding does occur outside those areas about 1/3rd of the time.  While your home may have a lower chance of flooding than a coastal area, your area may still experience flooding.  A very dry part of the country can be susceptible to flash floods; hilly locations may be harmed by drainage; snowy location may suffer from heavy snow thaw; other areas may suffer deluges or flooding due to a heavy rain season which has soaked the surrounding soil.  Wherever you live in the USA, you live in a flood zone.  So, if you've insured yourself against fire, wind, and other causes of loss, it certainly makes sense to also protect yourself from the potential of a flood loss.  The good news is that low risk areas get the coverage at a BIG discount - like 75% off!
