How Short Sales Affect Your Home's Value
When market value falls short of what the borrower owes, it creates a short-sale. This short sale situation is prevalent in our housing market at this point in time and affects a neighborhood's home values more than you would expect. If there are 5 homes in a neighborhood for sale and 3 are short sales, the listing agents price them below market so they will sell quickly. You would expect that the best priced homes would sell first. The price point of the home selling short now becomes the price to beat. When you are in the process of re-financing, the appraiser will look at the comparable homes that sold the most recently. The moral of the story is, don't wait to re-finance your mortgage or list your home if you need to get it sold. The longer you wait, the more likely it is that your home values won't be what you expect. If you need more specific information on your particular market, please give me a call.
