1. Bring out your home's best features with great lighting. 

 

Lighting often sets the mood for buyers to imagine themselves living in the home. Open your curtains to allow natural light from the outside to illuminate the best parts of the home's interior.

 

  

2. Clear the clutter. 

 

Move very large or non-essential furniture and decor to another room or into storage to give buyers a better view of your home. You want to emphasize the great features of the space itself, not bury it in stuff.

 

 

3. Focus on areas of the home that make it stand apart from others on the market.

 

If you have a bright and sunny breakfast nook, a remodeled kitchen, a spa-style master bathroom, or picturesque views from your living room, be sure to highlight these areas in the great photos that are posted with the listing.

sales When considering a real estate purchase, your comfort zones can actually be dangerous distractions representing limitations. They only offer familiar possibilities and obvious opportunities.  
 
"Advantages of friendship, experience, financing, or family proximity can lure buyers to markets, locations, or price ranges which can detract from long-term goals, restrict lifestyle options, or limit return on real estate investment." 
 
Here's why:
 
1) Friendship can undermine analysis and decision-making.
 
2) In times of change, experience can be a buyer's worst enemy.
 
3) What can be afforded may not be all that can be bought.
 
4.) Families can mean the best of times and the worst of times. 
 
"The major limiting factor in buying real estate is not what the market is doing, but how creatively buyers can achieve the goals that matter to them. Play follow the leader and do what your friends are doing, and you'll end up with what they've all settled for."

WOW Factor!

When I first meet Buyers, we discuss the features of a home that they're looking for. I pay attention to their descriptions, their whys, their feelings, and the WOW. As we view homes, I look for their responses. Is this the WOW house?
 
Sometimes, the WOW factor is the neighborhood. Sometimes, the kitchen. Sometimes, the yard. Sometimes, the family room, or an inground pool, or the condition of the home.
 
On one occasion, my clients fell in love with the front door.
 
Recently, one of my clients scheduled a final walk-through of a home that they're purchasing. Their smiles as they climbed out of their car - even before they entered the yard; their comments "I love this house!" as they entered the home; and their excitement about this purchase as they walked through the rooms, the basement, and the garage said it all. It was the WOW factor. 
 
For them, it was a combination of features that Wowed them: the manicured yard with glistening inground pool, the meticulous condition of the house, the flow of the floor plan, the neighborhood, the fireplaced family room.
 
Does this sound like a mega mansion? It isn't. It's a moderate home, lovingly maintained, and originally presented online with appeal! Yet, it's not just the online appeal. The process started with online WOW. The reality was that the actual home fulfilled the WOW.
