Why 2011 is the Perfect Time to Build a New Home

Why, in today's economy, is it the perfect time to build a new home?  In your lifetime, there may never be a better time to build a new home.

For starters, prices may never be this low again.  Soon to be gone discounts are being offered by our manufacturers.  We have seen an increase in home sales within Sugarmill Woods, Pine Ridge and Citrus Springs, the most prominent areas in Citrus County.  As demand starts rising again, pricing will increase.  Then you will be kicking yourself for waiting so long.

Home sites may never be this low again.  Lots that were selling for $50,000 - $60,000 are now selling for as little as $10,000.  This is phenomenal pricing and will last for only a limited time as land prices are bound to escalate somewhere in the near future.  The larger builders are going to snatch up these discounted lots soon.  You can buy your home site now at the lower price and build in the future.  Even if you don't plan to build, land is still a fantastic investment at these prices.

Interest rates may never be lower.  If you look back in history, you may be able to understand why taking advantage of the interest rates today is so important.  Looking back from 1954 thru 2009, starting in the early 80's interest rates were at their all time peak at above 18% on a 30 year mortgage.  The same 30 year mortgage rate dropped to 10% in the early 90's.  Over the course of the last 20 years, the interest rates have held flat while slowly dropping to become what they are today, between 4% and 5%.  As banks loosen their standards and the economy stabilizes, interest rates will begin to rise making it harder to get the low rates that are with us today.  Your savings potential is in the thousands.

When you build, it is to your specifications.  Not someone else's.  You will not have to put thousands into making a resale your own.   No new flooring.  No new cabinets.  No new appliances.  Because when you build, everything is new.  And all of that new stuff comes with a new warranty.  In fact, you will have a new 10 year structural warranty, new air conditioning warranty, new appliance warranty, new shingle warranty.  And the list goes on.  Again, a huge cost savings because you won't have to replace any of these things as compared to what may happen when you buy a resale.

Let's touch on another astronomical savings...utility bills.  Because energy efficient building is what we do, your monthly utility bills will be much lower.  Possibly lower than what you are paying now depending on what part of the region you live in.  This is in part due to the standard energy saving features built into every Sweetwater home.  Features such as a radiant barrier under the roof, low-e windows, our Manabloc plumbing system, highly efficient pool pumps and energy efficient appliances.  Again, the list goes on.  For example, a home built ten years ago, could potentially have utility bills running $350.00 per month or more.  A newly built home would save 40% per month right at the get go.  That would represent  a monthly savings of $140.00, or $1,680 in savings per year.  Over ten years this would equate to a whopping $16,800.00.

Area Happenings
WalmartIt has started.  Walmart has broken ground on Cardinal Lane and US Hwy 19, 2 miles north of Sugarmill Woods.  This will be a fantastic addition to the area.  Usually when a Walmart breaks ground, other businesses seek to find spots close by. 

We have noticed an increase in vacant stores being occupied.  Plazas are filling up again.  In Sweetwater Plaza, we have a new tenant  that will be opening in a couple of short weeks.  Celebrity Pizza will delight us with pizza, sandwiches, salads and more all served in a relaxed atmosphere with a little entertainment thrown in.  Pizza delivery will be available, and is a welcome addition for Sugarmill Woods residents.

If you have not been here to visit us, we are in a rural area, so it is the little things that excite us.  We love being here, even without the Walmart.  It is quiet, peaceful, safe and there is virtually no traffic compared to other touristy areas of Florida.  Laid back and casual is the way of life here!
