I have more deals going right now than any other time this year. Typically, December is not a very busy month for me. What's going on?
Honestly, I don't know. But it has led to some introspection and I just want to share some random and specific thoughts that may lead to more opportunity for all of us.
HOPE
Hope is not a strategy. But hope keeps us going. It makes us get up and work towards something better for ourselves, our family, our community.
FEAR
Individuals and businesses have been afraid to invest. Experts estimate over 8 trillion dollars is sitting in cash reserves, earning nothing. Cash feels good right now. Hope will move that cash. Who or what will inspire that hope?
REALTORS/INVESTORS
FHA limits have been increased in the top markets to $727,750 - somehwat lower in mid size markets. The economy is struggling. Many people are jobless, others hold two jobs to make ends meet.The home selling landscape has changed. But, as in all markets, motivated buyers and sellers are out there. If December is traditionally a slow month for you, why not think outside the box and make it a busy time?
Families get together during the Christmas Holidays. Feelings are warm. How to capitalize? Hold an open house. If your seller still lives in the home, have your buyer see the home when it is decorated. Share the warmth. Hold an open house at night when the Christmas lights are on. Serve home made cookies and hot chocolate.
If a buyer is looking during the Christmas Holidays, would you expect that person to be motivated? Of course. People get tired of sitting around and eating - they want to get out and drive around. "Downtime "for buyers can be "buytime" for realtors and investors. Think differently. Opportunity is there.
CREATE NOTES
Anywhere you go in our country, it is difficult to sell any kind of real estate.Developers have too much inventory. Individuals are sitting on homes, condos, apartment buildings, mobile homes, lots, etc., they can't sell because buyers can't get financing. These properties can be moved by offering a seller carryback, and the seller can later sell his note for cash. But, the note must be marketable.
