Are you guilty of this?

You are watching an infomercial on television. You get intrigued by the product and what it can do for you. You order it. It arrives. You are excited. You try it.

It doesn't do what you thought it would do.

I have done this countless times. Usually, the product relates to some kind of health issue. It will make my joints more fluid, my back more supple, my abs tighter.

Recently, I got all excited about a product that would clear up my car headlights. You know that stain that develops over your headlamps after a while? Well, all  I had to do was put this stuff on the headlamp, buff it nice and easy, and my headlamps would be clear as day. Brand new. No problem.

Didn't work. I'm a slow learner.

Over the years, people in the real estate industry have asked me about commercials on television that promote the note business. You know, it's easy, just follow these steps. Or, someone tells me they bought some books based on a television infomercial. The person either did nothing or it appeared to be more work than they realized. Sound familiar?

The note business is simple - not easy. But just like any other business, it is fraught with pitfalls if you don't know what you are doing. The current marketplace has caused many experienced note investors to radically change their business practices. Some have gone out of the note buying business, some have refocused on the kind of notes they are willing to buy and not buy.

If you have a note you want to sell and have an offer you are not thrilled with, the buyer is assessing all the risks associated with your note. His offer equates to his comfort zone with the elements surrounding your note. Remember, the buyer does not know as much as you do about your note, and probably won't until AFTER you sell.

Quality notes will always find a new home when a seller decides to allow a note investor to buy his note. Just don't fall for the pitchman who promises more than he can deliver.

Sincerely,

Denny Stanz
