I stole the headline !
In a recent industry newsletter article, entitled Ask Me First, the writer told a story about several of his friends who separately, entered into various real estate transactions. None of these transactions worked out too well . Each individual was trying to capitalize on the "opportunity" in the current market. None of them had any experience in real estate, other than owning their home. Though they knew the writer - their friend - had 25 years experience in the note and real estate field, no-one came to him and asked his opinion of the transaction being considered. He gladly would have shared his knowledge, and as it turned out, his warning may have prevented a bad decision in each case. But, no-one asked.
In this newsletter, I have lamented over and over about people selling a property, creating a seller financed note, establishing poorly constructed terms, then trying to sell a note that no one wants to buy. I may not be your lifelong friend, but you do receive this newsletter from me every month. If you are considering creating a seller financed note to support the sale of a property, it is ok for you to ASK ME FIRST before you finalize the terms. I can guide you, then you can decide what you want to do. At least you will have some idea as to whether you will have a marketable note should you eventually decide to sell.

It is what you need to know about buying, managing and selling privately owned mortgages.
If you own a note, you should have this manual. If you are a professional with clients who own notes, you should give it to them. If you are just "nosy born"and want to know what I am talking about, then you should have it too.
