Everyone who receives this newsletter knows someone who has sold a property using seller financing. Many of these sellers would like to exchange their monthly payments for cash.
Why?
Because they already have another property they want to buy - they just need the cash to make it happen. What better source for the cash they need than the promissory note they created and are receiving monthly payments on? We all know the economy has been rocky. In 2008, there were more than 3 million foreclosure filings, with probably more than that this year. Some "experts" predict another 10 million in the next few years. Investors have roared into the housing market to take advantage of the buying opportunity. I am one of them - I just closed on a bank owned property. What will many investors do with the properties they buy? Sooner or later, they will sell them. Because of tight bank financing, millions of seller financed notes will be created. Please remember, the housing cycle MUST continue - sellers must sell and buyers must buy. This is the way it is, and creative financing will allow transactions to get done.
People move for a variety of reasons, and they need a home to live in regardless of economic conditions. First time home buyers have an unprecedented opportunity to enter the market. Many people are buying second homes or downsizing to a smaller more manageable property. Many of these transactions have a common thread - seller financing. And at its core is the driving need for cash to keep the process going. In this market, Cash is KIng ! My group of buyers has access to the cash some of you need and want. Just call me to get it!
