In these Newsletters, the subject always comes up: Why do people sell their notes? If these notes are so great, why don't people just hold onto them and enjoy the income.The answer is always the same - the person wants the cash !
Many times, though, there may be an emotional element that really drives the note holder to sell. Let me give you an example I experienced that shows a perfect combination of economic and emotional motivation.
I was working with a lady who had a small land note. She and her husband had bought a residential lot several years prior, and were developing plans to build their dream home in this beautiful area of Northern California. Then, totally unexpected, her husband had a massive heart attack and died.
In time, she decided to sell the lot. She found a couple who were interested, but their bank did not want land as collateral, so the lady offered seller financing. But, after two years of receiving payments, she realized that each check represented her husband and the plans they had for that lot. Plus, she had gotten a little reckless, and accumulated too much credit card debt. She needed to pay off that debt, but more importantly, for her emotional and psychological well being, she had to detach herself from that piece of land. Selling her note would accomplish these objectives.
We found a buyer for her note and the transaction went smoothly. For me, it was the most satisfying experience I have had in the note business. We helped this lady by giving her an opportunity to move on with her life, and shed a piece of her past that had been draining her.
Whether you are a note holder or a professional who has note holder clients, never underestimate the emotional undercurrent that drives an economic decision. Understanding that motivation helps us better serve the people who need our help.
