KAOD Makes History

News Flash:
We have just been notified that K.A. Oldham Design has been chosen for our third Newnan/Coweta County Historical Society Award for Historic Re-use Projects. The project earning this merit is the renovation to the Reese Opera House on the Court Square. It was conducted as a design-build project with Tomco Construction. Interiors selections were provided by Panoply Interior Design. The result of the project is modernized and more energy efficient professional office space in a prominent location next to the Court House. We are honored by the award and the recognition of our efforts.

CHALLENGES WITH THE AUTHORITY
When the exterior cladding supplier for the new Coweta County Water and Sewer Authority administration building had grown unresponsive, KAOD was presented with a challenging situation; to quickly research and determine a solution that could easily be adapted to a structure and foundation system that was already in place. Based on the current status of construction, KAOD analyzed several alternate building systems to find the most cost efficient, and time sensitive system that would result in the least downtime possible.
When forced with these conditions, KAOD knew just the product and building system that would translate well with the given circumstances, and one that would also bring considerable benefits to our client. Autoclaved Aerated Concrete (AAC) provided these benefits, as well as others. On top of its reasonable cost, and ease of construction, AAC also exhibits innate qualities that make the product superior to a CMU clad structure in many ways. The 8" AAC block being used possesses an R17 thermal rating, and a 4 HR fire rating. The thermal qualities usually lead up to an average energy savings of 30% when compared to CMU buildings.
The Hebel provider was willing to meet and conduct on site training to bring the contractors involved up to speed and to help insure the owners that the product was going to meet their needs and expectations. We also relied upon the cooperation of Diversakore and Coreslab Structures to coordinate the structural and skin changes. These companies have proved to be valuable team players and have contributed to a resolution of the situation that has made the most of the challenges presented to the owner in their time of need.

KAOD Goes to Jail
K.A. Oldham Design is proud to continue its service to the citizens of our community in a new and unique opportunity. We, as part of a comprehensive team of professionals, have been awarded the commission to conduct a pre-planning and conceptual design study process for the Coweta County Jail Expansion project. The Team will consist of Mark Goldman and Associates, www.marcagoldman.com, a superior correctional planning firm and Gleeds America, www.gleeds.com/americas/, a division of Gleeds Worldwide that specializes in project consulting and management. KAOD will serve as the primary architecture and engineering design firm and team with another firm for support when the project requires full A/E services. This opportunity was won through a very competitive RFQ and RFP process. After the dust settled we were the most qualified and preferred team for the job.
The expansion project will include a study of the existing site which presents interesting space and location challenges, additions and renovations to the existing facility, code compliance updates and expansion for multiple time segments from immediate future to perhaps 50 years. We are looking forward to working with the County Government, the Sheriff's Office, and our exemplary team. We will begin our efforts immediately. We will keep you posted with our progress. |

Making Water Better
From its erection in the 1930s, the Hershall B. Norred Water Plant has undergone many expansions and renovations. We are now leading the latest renewal of this complex for Newnan Utilities. In an effort to undo past damage to the roof, remove countless layers of paint, and give the plant a better, longer lasting functionality and a more uniform look, we have planned to revamp this set of buildings by both modernizing systems and harkening back to its 1930s Spanish Colonial Revival style. One of our first priorities is the roof which is covered now with a thick layer of deteriorating spray foam insulation. We will be stripping the roof completely and applying a single-ply EPDM membrane that will help extend the life of the building. Another priority will be repairing some of the concrete walls and tanks to decrease leakage of water into the building and also water out of the holding tanks. Layers upon layers of paint will be removed from piping and repainted using a more durable process of application. Exterior doors and windows will be replaced with products that can withstand years of exposure to the chemical environment inside of the water plant. Finally, cosmetic touches, such as a coherent paint scheme, new awnings, and historical replica trim, will give the plant a refined look our city's water processing facility can be proud of.
