Remember that staging is not decorating, you won't want to have a different color in every room.

Flow from room to room is your real focus, that will give the largest square footage impression and appeal to the broadest range of Buyers.

I normally recommend that sellers use 2 harmonizing nuetrals, a medium intensity in the dining room and pwder room, and the the lighter intensity through out the rest of the house.

Always try paint out on a large section of the wall or cardboard before committing the entire room to it.

Watch the BLOG for more color advice.

Happy Clients Say...
Three of the homes we staged last month sold to the FIRST buyer who walked in, and one of those homes had been on the market for over year before we got our hands on it. Here is the elated voicemail the seller left me,

"I know I am supposed to be calling you to set up the after pictures, but with the first showing we got an offer and the property is under contract. We are so glad we did business with you and so grateful, you really made all the difference."

The moral of the story, staging works!

Congratulations Judy Neilsen!
It seems like forever since the Realtors Expo, the spring selling season has kept us busy and we are loving it!

What exactly is a Home Staging Consultation?

We walk the property with the seller and/or agent from the curb through to the back yard and advise on everything that impacts salability on the interior and the exterior. We will discuss paint color, carpeting, furniture positioning, décor, traffic flow, decluttering and more. With fresh eyes we see things that the seller has become blind to and empower them to create an environment that will speak the buyer's language.

Contact me for additional info and references from agents and sellers who have can attest to the value of having a professional staging consultation. It's money in the bank and then  some.
Spring Time is Perfect Staging Weather!

Getting in the mode to clean your space is so much easier in the spring, the warm breezes and fresh air area a tonic for your spirits as well every buyer who enters your home.

1) Start with a storage space. Get one. If you really want to sell then getting the packing started should be the first step. Having a place for offsite storage. Buyers don't want to step around packed boxes anymore than you do and they may get the idea that there is not enough storage in your house if your garage is filled to the point of bursting.

2) Powerwash or repair all exterior surfaces, including the walkways. Paint or touch-up whatever is suffering and welcome visitors with a fresh mat and potted flowers. Curb appeal is of maximum importance.

3) Let the sun shine in, NEVER underestimate the impact of clean windows. If you think you can't get to them yourself call in professional, you might be amazed at how affordable it is.

4) Clean or replace current blinds and take down the draperies. Light and airy appeals to everyone.

5) Have carpets and/or rugs cleaned.

6) Catch up on all minor repairs: dripping faucets, running toilets, etc. Today's buyer is looking for turnkey home.

7) Clean and/or replace worn caulking as needed, i.e., counter tops and floors in kitchens and baths.

8) Deep clean house, including oven, refrigerator, bath and shower enclosures. If time is a problem, call in some help.

9) Straighten, remove and store seasonal clothes from the closet. Keeping the closet floors empty will help your home look more spacious and organized. That is what buyers are looking for- a less chaotic lifestyle.

10) Replace the bedding with something neutral, I like white sheets and something soothing, low on pattern and neutral in color for the spread. Make the beds everyday, no matter what.

11) Vacuum and dust regularly. Hardwood floors are one of the things many buyers are looking for but they gather dust quickly.

12) Clean out the fireplace and add a plant, new logs or candles.

Fresh Air Rooms

Everyone loves fresh air. There is just something about nature that soothes us all.

My dream "fresh air" space would first need to have privacy. That can be hard to find but you don't have to live in the country to have a place to chill.

If privacy is an issue, create it. Use a screen, hang a drape, arrange some mature plants, or use a freestanding privacy fence like the one they have on sale at Target right now.

Here are more ingredients to add tons of salability to your outdoor space.

  • Comfortable furniture - at least 2 chairs and small table to hold a drink and magazine in between
  • Colorful pillows- for the chairs and benches
  •  Ambient lighting- candles, a fire bowl, string patio lights
  • Patio rug- to define the space
  • Water feature- like a rain chain
  •  Barbecue station
  • Umbrella- in a bright color
  •  Flowers- fragrant, healthy and blooming.
  • Flowerboxes that face into a deck are incredible.
  •  Music- when appropriate add a colorful vintage radio and tune it to something soothing.
