Getting in the mode to clean your space is so much easier in the spring, the warm breezes and fresh air area a tonic for your spirits as well every buyer who enters your home.
1) Start with a storage space. Get one. If you really want to sell then getting the packing started should be the first step. Having a place for offsite storage. Buyers don't want to step around packed boxes anymore than you do and they may get the idea that there is not enough storage in your house if your garage is filled to the point of bursting.
2) Powerwash or repair all exterior surfaces, including the walkways. Paint or touch-up whatever is suffering and welcome visitors with a fresh mat and potted flowers. Curb appeal is of maximum importance.
3) Let the sun shine in, NEVER underestimate the impact of clean windows. If you think you can't get to them yourself call in professional, you might be amazed at how affordable it is.
4) Clean or replace current blinds and take down the draperies. Light and airy appeals to everyone.
5) Have carpets and/or rugs cleaned.
6) Catch up on all minor repairs: dripping faucets, running toilets, etc. Today's buyer is looking for turnkey home.
7) Clean and/or replace worn caulking as needed, i.e., counter tops and floors in kitchens and baths.
8) Deep clean house, including oven, refrigerator, bath and shower enclosures. If time is a problem, call in some help.
9) Straighten, remove and store seasonal clothes from the closet. Keeping the closet floors empty will help your home look more spacious and organized. That is what buyers are looking for- a less chaotic lifestyle.
10) Replace the bedding with something neutral, I like white sheets and something soothing, low on pattern and neutral in color for the spread. Make the beds everyday, no matter what.
11) Vacuum and dust regularly. Hardwood floors are one of the things many buyers are looking for but they gather dust quickly.
12) Clean out the fireplace and add a plant, new logs or candles.
