QUESTION : I have had my home on the market for 3 months with no offers, is it too late to stage it?

ANSWER : It is never too late to make a good decision, staging will put the best face possible on your property!
 
Staging is most effective when done before the sale sign goes up,  it creates an opportunity for a quick sale!
 
Having said that, let me also say that many sellers don't take the staging step until they are dissatisfied with the lack of offers. 
 
The sunny side of that coin is that you can use feedback from buyers who bought  elsewhere to hit the nail on the head now. Their objections become part of  your staging plan.  :-) 
 
My advice; 
  
1)  Take your property off the market briefly for staging.  Staging is messy business so your property won't be in prime showing condition and  you want your listing to come out of the MLS so it can make a proper entrance after all the adjustments.
 
2)  Look at updated comps and make any necessary adjustments now, this is your do-over, get it right.
 
That could mean a price reduction, or your staged home may justify a higher price or support the existing price. 
 
3) Then re-introduce the property to the market as a new listing in the MLS with new photos and new comments. Have an Agent Open House or Caravan!  Don't forget to update your brochures with new photos.
 
The buzz created will be just the momentum that you need to get that SOLD sign.

It's July! The weather is sweltering outside and if you are marketing a property that is not under contract yet, it can be pretty uncomfortable inside as well.
 
The word on the street is that this summer's market is different than last summer's market. There are more properties available, the days on market are longer and buyers are more cautious.
 
"This week we saw further effects of the current housing recession," Frank Nothaft, Freddie Mac (Charts, Fortune 500) vice president and chief economist said in a statement. "May's existing home sales fell 0.3 percent to the slowest pace since June 2003, and the number of months houses were available for sale rose to 8.9, the longest since June 1992."
 
From the buyer's perspective there are more properties to choose from but the lending environment has tightened up. Fannie Mae and Freddie Mac have said they will not buy any hybrid ARM loans unless the originators have tied their underwriting approvals to the ability of borrowers to pay at fully indexed rates.
 
Doug Duncan, chief economist for the Mortgage Bankers Association, has said he expects mortgage rates to top out near 7 percent by the end of the year. If rates go up, would-be home buyers face higher monthly mortgage payments, cutting into overall affordability.
 
CNNMoney.com reports rising rates, among other factors, have caused industry groups, the Mortgage Bankers Association and the National Association of Realtors to push back their forecasts for a home price recovery. Both groups are now looking to early 2008, compared with a previous outlook for mid-2007.
 
What does all this mean to you as sellers? Buyers are looking for more value for less money. The message is very clear, your property needs to shine to stand out, no wall flowers allowed! Set the scene so that your property lives large in the buyer's eyes.
 
Home staging is a strategy that sellers across the nation are discovering really works. It is a tool that can position you to maximize your return in real dollars that you can count at the closing table.

Summer Staging Tips
It is muggy and hot outside, be sure to make your place a wonderful retreat from the heat. Keep the temperature inside comfortably cool.
 
If you have a patio or deck you have a wonderful stage just waiting to be dressed. 
A table set for entertaining, a bright umbrella, and a new cover for the grill will give the buyer's a glimpse of how they can expect to spend leisurely summer evenings. Fill a a tub with ice and soda and leave a note inviting them to enjoy some refreshments.

This property has alot going for it, no question about it. It has an awesome floorplan, a great fireplace and beautiful woodwork. The paint color is spot on and the light streaming in is marvelous. So you may ask, how can we improve on this room?

This room came alive with staging, as did all the spaces in the condo. Applying a decorator's eye to the staging process resulted in a place that shows incredibly well, making the right impression at all the right times. 
 
We thought carefully about the buyer's path through the home and set interesting vignettes where the eye would land first, drawing them into the rooms. We were intentional about the emotions evoked so the buyer goes from one Ahhhh to the next. Most importantly we were ever mindful to maximize the space and the flow.
