QRM CALL TO ACTION The National Association of Hispanic Real Estate Professionals needs you to share your opinions with us in a brief survey on issues relative to the "Qualified Residential Mortgage" language now being weighed by lawmakers. If the proposed policy veers to the extreme in an effort to protect consumers and lenders, it will create higher down payment standards that many Latino homebuyers will be unable to meet. NAHREP, along with a host of other industry groups, is watching this issue closely and is prepared to take a stand on it soon. We need the power of your opinions to further strengthen our voice. May Meeting Recap
We hope this section will be ongoing in 2011. CAHREP wants to keep those that were absent posted on the good information and great speakers they missed out on :)
Rogelio started the meeting out with a few words on what is going on in the Real Estate Market as it pertains the Hispanic Market.
Our speaker for the month was Rep Diana Degette. She spoke briefly on what has been happening in Washington in terms of the real estate market. She stated that 60% of new home buyers in the next 20 years will be minorities with 40% being Hispanic buyers. She also stated the importance, with the new lending regulations, of ensuring that lending isn't tightened
up to the point that it inhibits people that should be buying homes from doing so. She also mentioned the importance of home buyer education for all first time home buyers. After being asked about her views
on the preservation of the home mortgage deduction she did state that she would definitely be in favor of preserving the home mortgage deduction.
Next, Beau LaPoint introduced DataMan, who spoke on the different avenues of social media in your business. He mentioned that it was important to contribute to several different avenues of social media
such as facebook, LinkedIn, etc and to provide something that is useful to your clients such as "tips for homebuyers" rather than just going for the hard sell in your message. To wrap up the meeting ladies from WebPR Latino
Spoke on different topics to include the Census statistics of Hispanics in Colorado.

Housing Affordability Rises to Record Levels
RISMedia, May 28 2011-Nationwide housing affordability during the first quarter of 2011 rose to its highest level in the more than 20 years it has been measured, according to National Association of Home Builders/Wells Fargo Housing Opportunity Index (HOI) data released recently. The HOI indicated that 74.6 percent of all new and existing homes sold in the first quarter of 2011 were affordable to families earning the national median income of $64,400. This eclipsed the previous high of 73.9 percent set during the fourth quarter of 2010 and marked the ninth consecutive quarter that the index has been above 70 percent. Until 2009, the HOI rarely topped 65 percent and never reached 70 percent.

Foreign Buyers Recognize Value of Homeownership in U.S.
RISMEDIA, May 20, 2011-The U.S. continues to remain a top destination for foreign buyers as international purchases surged by $16 billion this year, one of the highest increases in recent years. This is according to the National Association of REALTORS®' 2011 Profile of International Home Buying Activity.
According to the survey, total residential international sales in the U.S. for the past year ending March 2011 equaled $82 billion, up from $66 billion in 2010. Total international sales were split evenly between non-resident foreigners and recent immigrants, while combined total domestic and international existing-home sales in the U.S. were $1.07 trillion.
"The U.S. has always been a desirable place to own property and a profitable investment," says NAR President Ron Phipps. "In recent years we have seen more and more foreign buyers coming here to take advantage of low prices and plentiful inventory.

In order to update your profile go to www.cahrep.org, then the Membership Link. Once there, click on "forgot password". You will be asked to type in your email address. A link will be sent to your email and you can then setup your own password. You then want to go to "update profile" when you login and provide all your information, including your photo, company logo, industry and a small description of your services. The information set up currently may be incorrect, so please make sure you correct. Your membership may have lapsed so you want to renew.
