Message From the President
Getting Back From Vegas hasn't been easy...
I had the pleasure of attending the national conference of the NATIONAL ASSOCIATION OF HISPANIC REAL ESTATE PROFESSIONALS, just a few days ago. I stepped into the Las Vegas airport upon my return and the weather was 80 degrees outside; stepped out of DIA to blizzard like conditions, but I love being home. However, even with the drastic forecast change I came back with sunglasses, cause the future looks bright. After sitting in on some classes, and hearing an economic forecast by chief economists, these are some of the things that I walked away with that I wanted to make sure and share with our membership here. For the love of the membership here, that saying what happens in Vegas stays in Vegas got thrown out the window. Did you know..... That our current tax incentive for 1st time homebuyers is costing $1 Billion dollars a month to fund? Hispanic's denial rate on homeownership financing is 50%? So 1 out of 2 people that apply get turned down due to the current financing guidelines in our industry. $62K is how much money gets pumped into our economy during and after a home purchase, from movers, to furniture, and actually only about 10% is specifically paid out to our industry. From 2000-2005 FHA made up only 3% of the market for financing. September of 2009 40% of the financing was FHA and 42% was Fannie Mae. Another, statistic that I found astounding given the difficulty that I have experienced lately in finding my 1st time buyer's a home, was that a whopping 67% of homes are being sold to owner occupants. I know that we've always heard that there is power in numbers, but this conference was especially true; we had 1300 attendees sign up online, and an additional 400 at the door. So while we know that both the U.S. and world economy are in a recession; we are definitely in a recovery stage! |

First Time Homebuyer Classes
HUD approved non-profit housing agencies provide classes that cover the entire homebuying process from understanding credit to preventing foreclosure. Completion of the class satisfies the requirements for CHFA, HOAP and for other First Time Homebuyer loan programs including down payment and some first mortgage loans. All classes are free, food is provided and attendees receive a certificate upon completion.

Lawmakers close in on extending housing support WASHINGTON (Reuters)-U.S. lawmakers on Thursday approved a measure to extend a government prop to the mortgage market, hoping to keep borrowing costs low and foster economic recovery. The U.S. House of Representatives and the Senate each voted to keep the loan limit for U.S.-backed mortgages of single- family homes at $729,750 until 2011, effectively holding interest rates down for a large swath of U.S. home buyers. The limit was scheduled to shrink to $625,500 at the start of 2010. ( full story) |

Former OPHEO Regulator to Advise NAHREP on Policy
Armando Falcon, the former director of the Office of Federal Housing Enterprise Oversight (OFHEO) and chief regulator over Fannie Mae and Freddie Mac, will serve as a consultant and policy advisor to the National Association of Hispanic Real Estate Professionals on legislative affairs. Falcon was appointed to his post at OFHEO by former President Clinton and had a highly visible role in regulation of the secondary mortgage market, housing finance and the GSEs. During his term, he oversaw the introduction of higher standards for risk management, accounting and corporate governance at both secondary mortgage market institutions. "We are extremely fortunate to have the counsel of a housing leader of Armando Falcon's stature at such a critical time for the real estate industry," said NAHREP Chair Tino Diaz. "We are in synch philosophically on matters relative to the Hispanic real estate market and look forward to increasing the profile of our policy agenda with Mr. Falcon's guidance." Regional Coordinator Team Announced NAHREP Vice Chair Alex Chaparro recently announced the creation of a new team of regional coordinators that will help increase the sharing of information between chapters and NAHREP leadership. The coordinators will work as a subcommittee of the President's Council and will serve as brand ambassadors at large. They will be central to stimulating communication throughout the member network. The regional coordinators are:Carmen Mercado (East Coast Chapters); Alex Chaparro (Midwest Chapters) RC Committee Chair; Carlos ThurdeKoos (Southern State Chapters); Alex Garza (Mountain State Chapters); Jimmy Gutierrez (Texas Chapters) and Vanessa Montanez (California Chapter). |
