As we rapidly approach Christmas and the New Year, the story here in the mountains continues to be the weather.  As we mentioned in the last newsletter, we had an unseasonably large storm cycle just before Thanksgiving.  That storm cycle brought 6 to 10 feet of snow to the Lake Tahoe area resorts and got the ski areas open early.  That storm cycle also stoked the holiday ski crowd and resulted in strong bookings for rentals for the Christmas/New Year holiday. 

Now, with just a week before Christmas, a potentially larger storm cycle is looming in the pacific and coming into our area.  There is potential, once again, for our ski resorts to get another 6 to 10 feet of snow over the next week!!!  If the storm cycle comes through as expected, it is possible that many of the ski resorts could already have half of their average season snowfall before Christmas (and before winter really even starts)!!

There is really no doubt that the skiing for the holidays (and probably the entire season for that matter) is going to be incredible.  Though travel may prove to be difficult, if you can get up here safely you are in for a true treat.  As I've been telling friends, this is one of the best "Christmas presents I have ever received!!"  THANK YOU MOTHER NATURE!!


For those of you planning to come up here during the holidays, we urge you to pay close attention to the weather forecast.  Road closures and significant delays are almost a certainty.

Tahoe Donner:  Another 22 homes went into contract in the month of November.  Tahoe Donner continues to be the steadiest market amongst all the Truckee communities.   In light of the regularity with which clients ask questions about activity and values in the neighborhood, we will be posting weekly Tahoe Donner real estate activity on our blog each Monday.  Here are the pictures and details for the new escrows in November:  Tahoe Donner Real Estate Activity .

Martis Camp:  As other newer developments around the country struggle, Martis Camp continues to carry great momentum. 56 homesites (average price of $840k) and 3 custom homes have sold so far in 2010.  This is up from last years average sales price of $750k.  This article, by Jay Stuller of the A Position, is a great overview of the community and all the things which have made Martis Camp so successful. 

Old Greenwood/Gray's Crossing:  2 Gray's Crossing homes went into contract, both with asking prices above $1,150,000.    Gray's Crossing and Old Greenwood Real Estate Activity .

Northstar:   Condo activity was outstanding with 7 units going into escrow.  There was also 1 single family home: Northstar Real Estate Activity .

Donner Summit and Serene Lakes:  Activity in this area has been pretty consistent since the beginning of summer.  Another 4 homes went into escrow in November.  Here are the details:  Donner Summit Real Estate Activity.
 
Lahontan:  For the 4th month in a row, no homes went into escrow in Lahontan.

Glenshire/Sierra Meadows/Prosser/Donner Lake:  19 homes went into contract with the focus on the lower end of the market.  8 of the homes had asking prices under $300k:  Truckee Real Estate Activity.


Squaw Valley/Alpine Meadows:  After a very busy October, November was a solid follow up month with another 8 properties going into contract.  That's a total off 22 properties in 2 months:  Squaw Valley and Alpine Meadows Real Estate Activity .

 

North Lake Tahoe:  Strong activity continues with another 18 single family homes going into contract.  The activity was focused on the lower end of the market, with 16 of the 18 homes having asking prices under $650k.  Here are the details:  North Lake Tahoe Real Estate Activity.
