They say people move here for the winters, but they stay for the summers. Truckee and Lake Tahoe are the quintessential outdoor experience during this gorgeous time of year. While it's sweltering hot everywhere else, we enjoy moderate temperatures (typically in the mid to high 80's during the day) and cool evenings. There are so many incredible outdoor activities to enjoy, starting with the lakes and leading you into the forest and the mountains. Following are some of our favorite summer activities. Come up and enjoy!!!
The Lakes:
As I mentioned above, the summer fun starts with the lakes. Obviously the diamond of the area is Lake Tahoe itself. Its pristine blue waters are the calling card of our area. Enjoy morning water skiing and wake boarding, or maybe do some paddling on a paddle board, kayak, or canoe. Who's up for some sailing or fishing? Maybe you just want to have a meal and a cocktail on one of the piers/decks at Sunnyside, Garwoods, Lone Eagle Grille, or Chamber's Landing? Maybe you want to pick your favorite beach and just relax for the day; will it be Sand Harbor, Kings Beach, Common's Beach, or Meeks Bay? We promise you won't be dissappointed no matter which activity you choose.
If the scene at Lake Tahoe is a little too "big" for you, there are loads of other lake options. Try Donner Lake, or local favorites Jackson Meadows and Boca or Stampede Reservoirs. Or, if you want paddle boats and swimming only, try Lakes Serene and Dulzura or local favorite Long Lake (all on Donner Summit).
The Hiking and Biking On Trail:
This area has inumerable trails ranging from easy to extremely difficult.
Flume Trail: One of the most scenic trails you will find anywhere in the world. It is a must see (biking moderate difficulty, hiking strenuous)
Donner Peak (a portion of Donner Lake Rim Trail, hiking only, medium difficulty)
Long Lake (easy hiking and good swimming when you get to the lake)
Sagehen Trail (hiking only, moderate, great wildflowers in spring)
Our golf season may be a short one, but the courses here are unbeleivable. The best part of the season is mid summer through early fall as the courses have shrugged off all the snow and are in perfect condition. Be prepared for incredible scenery and plenty of challenge. Local Market Update |

Activity slowed in May and June, relative to the winter months, but houses continued to sell. Should we be concerned about a spring slow down? Probably not (especially since July activity is looking very strong!). Over the years a slow down in May and June has been quite common in our market. Why, you ask? It has to do a lot with the weather. May and June are warm enough to close down the ski areas, but not quite warm enough for full fledged summer activities at the lakes. This causes the number of visitors to our area to slow, which also causes the number of real estate transactions to slow.
Following are the details, neighborhod by neighborhood, of how many homes went into contract in May and June. Many of the transactions have closed so you will also be able to see sales prices rather than just asking prices.
Tahoe Donner: 15 homes went into contract in May and 18 in June. 25 of the homes had asking prices under $650k. For details, click on this link:
Martis Camp: Vacant land activity is showing signs of life around the area, but Martis Camp still leads the charge. 38 parcels have sold since the beginning of the year.
Old Greenwood/Gray's Crossing: The Chapter 11 bankruptcy filing by the developers has slowed activity, but hasn't extinguished it. There are some great deals on land available, and there have been some home selling. Northstar: While the number of transactions was low in May and June (2 condos, 2 single family homes) the price of the transactions was impressive. Both homes sold for over $2.6 million and one of the condos had and asking price of $1.85 million. For pictures and details, follow this link: Northstar Real Estate Activity
Donner Summit and Serene Lakes: After a strong winter, the spring season was very slow. There were only 3 transactions in May and June all with sales prices under $425k. Here are details: Donner Summit Real Estate Activity
Lahontan: Activity continues to be steady with 3 more homes going into contract in June. Here are the pictures and details: Lahontan Real Estate Activity
Glenshire/Sierra Meadows/Prosser/Donner Lake: Activity dropped significantly from 51 transactions in March and April to 28 in May and June. All of the new contracts were on homes with asking prices under $650k. Truckee Real Estate Activity
Squaw Valley/Alpine Meadows: Activity was quite strong in condos, with 13 units going into contract. Single family homes were slower, with just 4 transactions, but like Northstar there were very high end homes involved.
